Contractor Estimation G+1

Hi All,

Please let me know, whether the price given by my contractor is reasonable.

Contractor quotes 1500 Rs/sq. ft. First floor area come around 1007Sq. ft. (including staircase area). He have considered same area for ground floor too, even though ground floor house area will be around 750 Sq.ft, he have included remaining area for car parking, stair case, etc to ground house area. Overall ( 2014 Sq.Ft ).

My specification:

1. solid blocks - 26 Rs
2. vizak TMT rods
3. Cement - Birla 53 for RCC & Birla Sakthi 43
3. staircase with sadharahalli stone.
4. vertified tiles - 45 Rs.
5. sump - 10,000 Litres
6. Teak front door
7. finolex wires/ Lisa switch.
8. 5' foundation + 3'6" floor level
9. parking area with teracotta.
10. Sintex tank 1000 + 750 Litres
11. Sanitaryware - hindware or parryware
12. Windows red sal wood with simple grill design
13. Front door teak wood.
14. Kitchen with granite floor along with SS sink

Hi,

The price ranges from 1200 to 1500 per Sq.ft based on the requirements. I think on your requirement, 1300 per sq.ft is reasonable considering the current construction and material costs.

@pradeepecr, Here is my thought !

For 1500/- You can expect a lot more. For the specification you have mentioned I would pay 1200/- to 1250/- per sqft.

solid blocks - 26 Rs , staircase with sadharahalli stone, vertified tiles - 45 Rs , Sanitaryware - hindware or parryware - Hindware / parryware fall into the low-cost band in the market.

So 1500 is a too high a bid for your specification. Also, I am guessing that a labour contract @ 20k per 100 sqft would work out better for you.

I would say that the rates are ok (although not competitive) as overhead tank/sump are included. Make sure that there will be no other extra costs (include excavation, earth filling, elevation, parapet wall etc..) in the given quote. In such case, going for 1.5K doesn't harm (1300-1350 will be competitive) as long as the contractor is swift in completing the project on time. That will save you a lot of money.

As pradeep suggested, go for hindware rather than parryware. Also, try to squeeze in honne instead of Red sal at this rate. Anytime, doing it on a labour contract will be cheaper & better (quality wise) than labour+materials, but then you have to invest significant time & effort of your's

Hi All,

Thank you all for your kind suggestion. Now I have decided to go for labour contract, Let me invest my time to save loan amount and have quality as expected. I would like to get your help for knowing dealers for material at different stage. I'm planning to start my construction by next wednesday at mahadevapura.

Finally, I have changed my contract from material to labour with the same contractor. He charges 20K / Per 100 Sq. ft, he consider overall site dimension which is 1200 + 1200 (G+1). It comes 4.8Lakhs for labour + 15K for compound wall for 3 sides. (My first floor maximum roof area comes around 1010 Sq. ft )

contractor includes sump, staircase, fixing of window & doors, grills, overhead tank fixing, parking area and for compound wall (15K) extra. contractor excludes earth excavation, front house road area work, tiles, electrical, carpentry - grills, plumbing & painting.

Please let me know, is it a reasonable estimate. Is there any other activity need to included or emphasis during my contract.

Will elevation/balcony/earth filling/parapet wall/flooring of 2nd floor/septic tank (in case if u r planning for one) included in your 20K quote.

Palmut,

Actually I have not checked all your points. At this moment contractor have included parapet wall. In our area we have UGD connection, so I don't go for septic tank. I will check with my contractor for the points you have mentioned.

Earth excavation will be charged 5-6 Rs/ Cubic feet rate extra, is it a normal pratice.?
