Labour Contract Issue

Hi,

I have given my house construction on labour contract basis for 19k (100 sft), It is at initial stage(Foundation).

Since he is saying many things as extra eventhough included in agreement and demanding more advance amount etc, so i am plannig to stop him and go with new person\contract. also person behaviour also not seems good.

Please advise and let me know the pros and cons??

I heard that other people will not take the contracts, something like that?? is there any issues??

What I have heard from a lot of construction folks is it is tough to find another person mid way. But I am sure since it is an open market, there will be people who will be ready to take it up.
You can point out to the agreement and state that these things were already included and you will not pay him for his extra cost.
From my experience of just finishing the foundation last month, I think all masons are the same. Only our assertiveness can help us in stopping the extra payments.

Hi Jolly,
I have started the construction from last week and they completed the earth work on 40.60 site. In 8 days of construction, they have completed Marking, Digging (for 12 pillars 8 ft deep plus huge retaining wall at the back) and almost finished 4" jelly bedding in the pits. How long did they take to complete the earth work and bring it to plinth level (ground level) for you? This is just for my knowlegde so that I'll know what to expect in terms of timeline.

I have experienced similar problem where i made agreement for labor contract later found the contractor was keeping extra cut with people who supply material like sand and bricks (like providing false count and measurement). I have terminated their contracted and gone with other people on piece work basis but initially few people where not accepted to touch the work but since it is the open market you will get someone ready to take the work. If you are planning to terminate him prepare yourself well and get all handy information of other labor contractors who is ready to take the work also while making the settlement of the work of your previous contractor, make sure you get it in writing that he received the money for the work he has executed and he is not going to make any further issues.

@Balaji - We have not yet made or signed any paper agreement yet, Do we need to get letter signed from him after the settlement ???
Is there any way he can cause the issue for us?

Would you please provide some good labor contractors numbers??

do not go for written agreement just finish at every stage pay the exact amount for the work exactly what he has donne dont get into the litigation otherwise your work gets pending because he being labour contract he agrees for lower amount and starts to increase for every stage be liberal to the work done by him get the work done fast
