Civil Construction charges

we are planning to construct an apartment complex ( 4 flats ONLY).

Need to know the following details:

1) F.A.R (FSI) permissible
2) Approximate construction charges ( one of the builders is quoting 1250 per sft, is it reasonable).
3) what would be the approximate charges to be paid for BWSSB and BESCOM deposits?

any other useful info would be highly appreciated.

Hi vijai,
*Far in general will be 2.25 if the road width is 40' and above.
*Construction rates in today market starts at 1200/- per sft considering decent finishes.Ask about price with out knowing quality is of no use.
*BWSSB and Bescom will charge approx 30- 40 k per unit for 3phase connection.
If you are planning for one flat in a floor then there is no issue ,in case you want sanction as apartment min site area should be 8100 sft.

Hi,
I want to construct house in 40*60. I want to go for labor contract . Please let me know how much they charge and also itemized materiel cost .

To the best of my knowledge the labour cost will be around 17k to 21k depending on the Mason and his experience. The cost of items depends from the supplier. Remember there is a lot of extra cost during Excavation, it will be better if you can negotiate directly with some JCB owners for this cost. Cost of jelly stones, sand, all vary depending on the truck size.
I am using SRT Bricks (Upon checking with a lot of sources, I found them next best alternative to SCB, and they charge 6.50 per brick).
For Steel, Indus Steel costs about 58K currently per ton. Meenakshi Steel around 54K.

Interesting to hear that SRT bricks is next best to SCB and costs only 6.50 whereas SCB is around Rs 8.50. I have seen SVB brick (costing Rs 7) to be of good quality and my engineer has recommended that. Could you share the contact number of the SRT brick supplier or owner?.

Does anyone know the cost of good quality wire-cut bricks? I was planning on exposed brick work for the exterior walls.
