20*30 Duplex House is on sale

Dear Friends,

I saw a duplex house in BSK V stage near Vittalnagar Bus stop, Its a BDA site with all clear titles, the construction is as follows

Ground floor- Seller + 1 BHK House (independent)
First Floor: Single Bedroom, hall, kitchen, toilet
Second floor: 2 Bebdrooms

The house is nicely constructed as I can see, the builder is quoting 62 L, I think it is bit too much, but i liked it, would you please help
anf advise what is the best way to do, I am sure he will reduce it to 60L, do you think it is worth buying?

Whats the prevailing rent rates in that area if I have to rent it out, until I come back to india, currently
I am onsite, in my recent visit I saw that house and thinking to buy, bit in confusion, please help.

I am no expert, but try to see it this way to come up with if the price is right.

BSK V stage, I see a lot of posts for sites with about rs. 2000 (that being conservative number) / sq. ft. so cost of site is rs. 12 lakhs.
Construction cost is about rs. 1800 / sq. ft (for really good finish). What is the built up area - I would guess max 1500 sq. ft (since the by laws will require some offsets etc. - max built up area on ground floor can be 500 sq. ft, and assuming same for each of the other floors). so cost of construction is about 27 lakhs.

So it should be about rs. 29 lakhs. Of course I don't know how the finishes are (maybe they have used all very high end, then factor in another rs. 200/sq. ft, perhaps add about rs. 3 lakhs.

I would say it should be max rs. 35 lakhs. (Disclaimer - I am no expert, just my gut feelings for calculating the cost of this house)

I don't know where you could find a site for Rs 2000/sft in BSK V stage. It is highly impossible, rate is above Rs 4000/SFt for a 30x40 site, 20x30 site will be quoted much higher. Moreover there are not much vacant 20x30 sites in BSK V stage, Opp Mantri Alpyne Apartments.

The price quoted as 62 lakhs is not absurd, if the quality of construction is good , you can buy it for above 55 lakhs. That is the going rate in that area.

I am referring to BSK V stage layout developed by BDA.

I have also seen the house. I did not enquire it with the owner. The location is excellent - behind the house is the Devarakere temple with jogging track. I have seen the house during it was built and quality seems good while construction also.
Couple of points on the negative side is:
Distance to public bus stop. It is bit far (at least 1 kilo meter) to either Vasanthapura bus stop or Vittal Nagar Bus stop.
Opposite the house might become main road running from KSL and connecting entire maruti layout. In future it will see a lot of traffic. Since the road opposite to house is elevating, it will not be that peacefull.
In terms of price, Maruti layout is quoting 4000 to 4500/- and that area is quoting at least 4K. That way what shak said is right and 54L would be what should be the right price.

just give a hint, it is in vasantpura, infront of house there is a empty land, I was told BDA has developed the plots but due
to dispute with farmer of the land they left it empty. it is very near to vittalnagar bus stop..all 20*30 belt exist there .

Kindly check the plots in BSK V Stage opp to patallamma temple. there is no legal problem in this area and layout is very well developed.
