getting a new buildin plan approval done for old BDA house

Hi,

We are buyong a 20*30 2BHK Duplex house house in House in HRBR. We want to construct one more room to make ita 3 BHK, however the plan document contains only 2 BHKs and heard that once BDA approves the plan, there are very less chances that you can get it modified.

Can someone please advise on how to get the plan changed or are there any chances at all?
Also the house is built wall to wall ( 2 sides) which we heard BDA does not approve, so are we in trouble? if BDA finds this when we get try and get the new plan approved, will they approve at all?

HI,
As long as plan is as per the bye laws you can get permission for new modification any time.You can apply for revision sanction plan.

You can get a maximum of 2 FAR in 20x30 site, i.e 1200sq ft built up area.Otherwise FAR will be violated.

thanks for your replies ardesarchitects and niarhab. the site is already 1200 Sq Ft including parking area.... but have seen many houses in 600 sq ft plot with bigger houses, inface 2 bhks are rare... hwo is that possible? do they bribe and get it done? in fact the two houses next to our houses both have 3 floors... we were thinkingof only one more room thats duplex plus one room on top... please advise

Bda will never approve legally. You have to build illegally by greasing the concerned area engineer. I have seen people build 4 floorsin 600 sq ft. 90% of houses built in bangalore has bye laws violations. Nobody can do anything about it. I think only God can save bangalore.
