Why do you feel so cheated by your contractor? don't make others to feel like they are also going get cheated.Share the experiences you went through in your home construction.This forum platform is meant for the same, this is not just for cautioning others and afraid them.

A load bearing structure has limitation in terms of planning ( wall has the to be above the other wall),limited in no of floors.You can save about 20 - 30 % of structural cost only that will be approx 5-10% the cost of the total construction depending up on the finishes you use.It will not be same on a 1200/-per sft and 1600/- per sft costing since in both cases the structural cost almost remains 600- 700 per sft.

What sudhu means is , majority of the contractors are cheaters. We have very few honest ones in bangalore. Its actually a nightmare to build a house.My experience says that, if u dont have basic knowledge to build a house u r most likely to get cheated.

Absolutely right.People or you can say contractors take the advantage as we don't have much information about these civil works and this is not a regulated industry as the price will be varying day by day it is very difficult to keep track of these .And i have asked almost every one who has build the house in one way or the other they got cheated.Just 2 days back there was a building construction going on near my house .The contractor is using mud + jully + cement for RCC . People want to make quick money and they take any route to do so.Every where there is a bribe.Usually i will try to visit any construction place on my way to office or home and see how they are doing.I feel very sad ,they don't do proper curing.Waste lot of materials(i am experiencing this).You tell them to do something and they will do something else.There aer many thing if you sit and start making the list.

Is there any check-list on this forum to use for people who are constructing to have in hand, so that the contractor can be questioned appropriately.? Also I heard structural design helps a lot for both the constructor and the owner to have some control on quality. But sure about the mix for RCC mentioned above.

With couple of inquiries about the need for structural design during construction with the contractors reveal that many work on experience and gut feeling for the steel diameter and size of pillar or beam or foundation etc.

Any light on these will help the owners who employ contractors.

Contrary to the opinion here I think contractors and the architects are the ones who are cheated the most. Specially those who cater to clients who are looking to build a house within Rs. 50 lacs. Most of them take a home loan and want to cut corners everywhere. In almost all private contracts of this size the client usually never pays the contractor or architect the entire payment due. We have been in the business for so many years and have experienced this and all my architect friends have had similar experiences. That's why most good architects and contractors don't like to cater to this market and if they do they have to assume that they won't be paid about 10-15% of the contract amount.

I mean if you don't want to pay an architect/contractor for their services why seek their help? Why don't you do the research yourself and build your house? How would you feel if you are say an IT professional and you do a project for your client and they don't pay you for your services? In such small private contracts the client always owes money to the architect/contractor till the end of the contract so where is the possibility of the architect/contractor cheating the client? Negligence and poor quality is a possibility if the architect/contractor is inexperienced or doesn't devote time to the contract. But there is always a way to prevent such possibilities. You need to construct your agreement well and check the background of the architect/contractor.

Anyways, that was my 2 cents. Hope you meet more ethical architects/contractors and we from the industry meet better clients.
