Looking for BDA/BBMP site in a developed area

Hello,

I am looking for a site in a developed area for immediate construction. Here are the specs:
Title: BDA approved or BBMP limits w/ BDA or BBMP khatha and betterment paid. Should be bank loanable. Non gated also ok.
Location: South Bangalore (From Sarjapur Road to Uttarahalli) or North Bangalore (around Hebbal area)
DImesion: Above 2000 sqft
Facing: E or N only
Budget: Approx 50 lakhs

Please pass on any layout/site which meets most of the above requirements.

What are the prevailing rates in R County and Lakefront?

Last week an agent showed me a few sites in these layouts. The prices are not below Rs 2500. Is it worth the price here? Connectivity is a plus point here. But, I don't think I can construct and live in this area in a year's time. Where ever you see houses built are in 30x40 plots. In the 40x60 stretch, there are hardly any houses.

What is the water source in this layout? When will BWSSB water be available?

You should get as low as 2300 in LakeFront and 2100 in County. I believe , connectivity is not bad in this area. There are buses plying from Jambu Savari Dinne every 20 minutes to either majestic or market. Bannerghatta road is 4 kms and Kanakpura road is 3 Kms away. Jayanagar 4th Block is 9KMs away. Rt now the water is being provided by Royal, on an initial charge of Rs.36000 ( for 30X40 ) and Rs. 72000 ( for 60 X 40) , which is what one person, staying there , told me and I have not verified it. Kauvery pipelines are laid and test water pumping is also done. I would say that , this area would develop to a very good residential area within next 2 years.

I dont have any intention to boost the RE market in this area, nor an agent I am . All tthe info posted above are , gathered by me over a period of time.

The other site I visited recently is Royal Shelters, near Vijaya Bank Layout. This is equidistant from BG Road and Hosur Road. The price there is around Rs 2600/-.

Do you know the prevailing rates in this layout? Also what is the type of title? I heard it is BBMP khatha w/ betterment charges paid. With this status, I should be able to get a PSU bank loan, right?

Seeking your expert comments here.

Royal Shelters' Price is exactly what u quoted.. The price was low just 6-7 months back.. Because of new-tarred-road prices got increased.. If price is ok for u then Royal Shelters is definitely a good bet.. Price looks high but its worth.. Connectivity from Bannerghatta road is good because of newly-laid-tarred-road.. Since it is next to BDA layout(BTM 4th stage), u can access facilities like park, shopping complex, good roads etc.. and yes, u wil b able to get a PSU bank loan..

R County and Lakefront r also good but u need to wait for atleast 2 years to see some good developmets,,, where as in Royalshelters u can construct house immediately.. If u r not planning to construct house for next 2-3 years then R County/Lakefront is better bet.. R county/Lakefront wil shape up really nice in next 2-3 years..

If u feel Royal Shelters is beyond ur budget then u can consider duo heights.

I will be meeting the seller directly for a plot in Royal Shelters. He is quoting 2650/- and may negotiate not more than 100/-. Is this a fair price?

The seller told me that he has the erstwhile CMC khatha and does not have a BBMP khatha. He expects me to apply for BBMP khatha. Can I go ahead in this condition? Since the betterment charges are paid, I hope I dont have to go through the Sakrama route. Any pointers?

I will be going through SBI for loan. Not sure if this property gets through SBI.

I am also in similar situation, where in the site recently is Part of BBMP.

My experience- Till date i have not come accross any bank that is ready to fund for sites that have been
newly included in BBMP. The khata provided by BBMP mentions that betterment charges not paid.
I think the betterment paid to CMC would not be considered by BBMP.

Approach Banks clearly explain them case.Approach banks not DSA.

DSA will promise you everything but later might come out with sorry notes....

If you get any bank that would fund for your site do let me know.

I really doubt if you would get a loan from SBI for this..please drop in to SHFB branch of SBI in Jayanagar 4th T Block , opposite BMTC Bus Depot and ask if this would be processed . This is the fastest SBI branch for housing loan processing ,AFAIK.
