Thanks a lot Dream_home, your tips surely will help a lot of folks out here.
As requested from various members here, it will be good if you can post the names/location of the distributors so that it will benefit the community. (Specially the tiles, Paint, bath fittings, wood, cables, cement).
Alternatively if you are not comfortable providing these details on the post, can you message me these details?

Obviously, most important is hiring your architect and contractor. go with someone who matches your wavelength and the scale of your construction. Choose the contractor after a background check and seeing the quality of his construction. Keep in mind, that it is not always the contractors fault if a particular project didnt finish on time, funding is a major cause.
Ensure you have aproper budget and are clear about your requirements and if the design matches the same. Most cost over runs happen due to changes and modifications and time delays that are connected. Be clear and ask for clarifications on the scope of work, both with your architect and contractor. Make a list of what items is covered with your contractor, and what are your supply items, including approvals.
Do ask your contractor for info on new products and technology. Newer technology in many cases reduces costs.

I have started the construction of my house in KHB layout. Whenever possible, I will try to post the rates of various commodities etc. Since am a novice, excuse me if there are any mistakes made. To begin with the Land excavation costs: Rs.6.50 per CFT, foundation depth of 4 and half feet to 6 and half feet. Quote for 20 mm jelly stones by a known source 21 Rs. cft.

Got a JCB to get the foundation pits dug, and then manual labour to get the finishing done. The depths are now 5 and half feet to 7 and half feet. Got Cement blocks for constucting sheds for workers and storage area. Cost 21 Rupees for 6 inch cement block. 40 MM Jelly costed me Rs.17.50 per CFT. (Machine cut).
