Greetings..

Need your inputs on Sai Charan Phase II venture in Kithaganur.
Myself along with few other friends booked 3 plots in this venture @ 950/sqft.
We see few more projects coming up (work already in progress) near to this site (like Buildman Villas, Hebaron etc).
We have taken legal opinion and property has got clear title as per the documents etc..

Could you advise is this a good buy. we have already paid Rs. 50000 each as advance.

This would be a first property for all of us. we are looking to stay here once the area is developed enough for residential purpose.
This is DC converted and BDA NOC is available.
But the layout is not approved by government authorities like, BMRDA, BIAPPA, Muncipal Corporation and BDA etc. They just got the approval from Gram Panchayat.

I heared that, Gram Panchayat approval will be OK for only the areas which are not covered by the above authorities. Is it correct?

Can you please suggest, is it ok to buy a plot in Gram Panchayat Limits. Will there be any problems in the future?

Not to discourage you, but I recollect an SBI bank lawyer stating that "Panchayat is not the competent authority to sanction layout plans". It would be best to seek the advice of a PSU bank lawyer and get their opinion.

How far is this from Hebaron project? Is this close to the diamond p.u. college / gnr regency? Can you post more details about the project.
