South Avenue Layout

Hi,

I need information regarding South Avenue layout Gottigere. Is this a approved layout and what are running prices. I visited the layout and liked it, there are quite few houses built already. How is the water situation there?

Any inputs would be useful as iam close to buying a plot there.

Just 2 weeks back we have done registartion of 30*40 site in south avenue layout, price is 2000/sqft, actully owner price was 850+150 brokerage we have paid.

150/SQFT Brokerage ?. That's too much..........

@Srivathsan - Where this South Avenue comes in Gottigere? What are the approvals it has like BDA/BMRDA or DC Converted?

What is the rate there?

Its DC converted & having BBMP 'A' khata, price around 2000 to 2200/sqft., most of the houses got water in there borwells, layout is having association.

Hi,

I would like to know the opinion about buying land in BK Residency which is near South Avenue layout. It has a B Khatha under BBMP limits. Quoted price is 2000-2200/ sqft.

Is it advisable to buy Bkhatha land? How easy is it to convert to A Khatha if no betterment charges were paid so far?

@npatange - Thanks for your inputs. However do you have any info if we need a BDA NOC for this layout. From little knowledge I have , i understand that BBBMP A katha is only for tax purposes and does not mean the layout is approved. I could be very well wrong here as I see too many governing authorities in Bangalore and it is confusing me.

Is there any approval that layout has like (BDA approved private layout). Since you had already purchased in this layout it would be great if you share info on the same.

There is total confusion of Khatas.A- KHATA , B- KHATA, PANCHYAT KHATA and what not...........

I am not sure if BBMP officials are clear about the differences between A and B Khata. For Transaction purpose, B-Khata was introduced.
Few Banks had started off giving Loans for such sites. All of sudden came A khata. Banks stopped giving loans to B-Khata. Not sure
just because Newer version of Khata came in, BANKS ignored the B Khata guys.

some say A khata can be given for bigger land only or for complete layout.

BASE Line is: Will bank fund the property? Will BBMP sanction the plan? Do i need still apply for akrama Sakrama?

A Khata is a site that has approvals from BDA or BBMP.
B Khata is for revenue land or dc converted land (these generally don't have the approvals from BBMP or BDA).

Although B Khata is a new phenomenon, A Khata (although it was just called a Khata) always existed. B khata is just to collect taxes, but really does not entitle the owner to construct a house or anything (plans are not approved for such sites).
