Is this a Problem? Must to correct?

Hi Friends,

I observed a slight mistake in sale dead. Example

North by - Road
South By - Private Property
East- site - 5A
West- Site - 8A

Now for the west- instead of 7A, the sale dead says 8A. Can this be corrected. I am yet to buy this site.
How to correct this? Where should this be corrected and aproximate price to correct this.


Any inputs regarding this will help a lot.

Hi Amit,

you can get it corrected by doing "RECTIFICATION DEED" with correct details in sub-registrar office. rates, ask your lawyer, they will tell.

cross check all the details in "Schedule" with Approved Layout Plan.

Out of curiousness... You have so much info about RE. Are you a lawyer ?

i assume that the Rectification deed should be registered.Again BBMP ppl will charge huge money on this.

Will let my lawyer know about this. The owner told me that till date no body has found this typo error.

One this is sure.. Buying property is not as easy i thought. I learnt one more thing from Banks. Just BBMP
khata would not get me loan. Along with khata they also need approval /sanction from BBMP. This layout
was panchyat approval. Not sure what else i need to do here.

Hi Amit,

I am not a lawyer. am basically civil engg, now an entreprenur running my own civil consultancy. i went through and am sharing my experiences and knowledge on RE.

you have to register Rectification Deed(only stamp duty and minor expenses in sub-registrar office), you dont have to pay any amount to BBMP for this.

You are right, buying property is not that easy especially in Bangalore. Be a learner, bangalore real estate scenario will teach a lot from bbmp,bmrda,biaapa,bmicapa, banks, lawyers, govt rules, recession etc...
