Re: Construction material prices

The timber yard merchants dupe the customers by saying it is seasoned wood. If you see it is only 50% seasoned.

I heard the timber yard near jakkur aerodrome next to Shell petrol bunk is good.

Better check with 2-3 timber yards. Take a good carpenter with you to find out the best seasoned wood

Re: PAINT RELATED

For a 2000Sqft house, the labour will cost around 30-35k, Materials will cost 20-25k depending upon your requirements. Since most of the amount will be spent on birla putty, probably the price would be on the higher end for first coat. For 2nd coat both interior and exterior including materials and ...

Re: PAINT RELATED

Yes you can directly apply birla putty and once two coats of birla putty is done, you can continue with primer. Before you apply the primer, make sure the walls are smooth and no bulges are found. You should see this by a halogen light or a bright bulb. else it is not visible through naked eyes. Che...

Re: help on Labour Contract, Payment Schedule & Material buy

I second your comments mahesh, the contractors will have minimum 5%-10% commission on material purchase. I dont understand the concept of giving contract, if you see most of the owners even though after giving contract, they visit building everyday and accompany contractor while buying materials etc...

While buying red sal make sure it is well seasoned. Usually the red sal are not seasoned. You should buy it at the beginning of construction stage or before it. Season it for a minimum of 3 months. If this is not done, the sal wood after installation will bend during the winter and rainy season. Tha...

Arti1977 - Mail me on manjunath.hanumaiah@gmail.com for a sample agreement. Please be clear on the agreement part. Bcz these contractors dupe the owners at the beginning of construction work by sweet talks etc., and later they start charging extra for each and every minute work. I had a very good an...

Re: PAINT RELATED

As per my knowledge go for Birla putty eventhough the cost is higher. Dont trust the contractors, they just find ways to make money. They are least bothered about the quality. Chalkpowders result in bubbles on wall and it will come out as day passes. Putty is painter's job. Two coats of putty is req...

Re: wardrobe: Readymade or get done by carpenter

Hi Avani, As per my personal experience, dont go for readymade wardrobes or kitchen cabinets, They look fancy, expensive and they are not durable. you can hire a good carpenter and get things done, which last for longer. I did the same and I am happy with the work, materials used and it was within m...
