Painting Old House

Hi

I am planning to go for repainting for our old flat. Will be going for labour contract
Would like to know about approximate labour charges. I saw another thread where it is mentioned as 10-12 /sqft.
1. is this applicable for old houses as well ? What all covered in painting old house?
2. No. of coats required ?
3. How the sqft painting area calculated ? What about walls where you dont need painting like entire wardrobe area ?
Please give some inputs which will help me in negotiating with painter.

The process involves scraping the old paint completely, plastering some areas where the paint is peeling off, blistering or if there is water damage, followed by 1 coat of primer for those areas only and then applying 2 coats of fresh paint. However, if the wall is not in great condition, apply 1 coat of primer all through. The labour cost for indoor painting is different from exteriors.
It is quite important to cover all surfaces with newspaper and tape (i.e. wardrobes, electric fixtures, fans, wood portion of the windows, switchboards) to avoid paint splatters and chips.
Asian paints and other paint suppliers have a paint house calculator in their website that can provide a ball park estimate for material cost depending on the sub-brand of the paint you will choose and the house dimensions.

Since all old paints contain dangerous materials, it maybe worthwhile to go for Green paints with zero or very less formaldehyde and ensure they do not contain lead, mercury, Cadmium, Chromium VI and their oxides, halogenated solvents, benzene, poly-aromatic hydrocarbons and other aromatic hydrocarbons
