Legal issues of duo marvel

sir, I am planning to buy a site in Duo marvel in (Anantapura road) Doddaballapura road , near Ramanashree resort. Agents claim that it is a BDA approved layout and the title is absolutely clear. Is this correct ?. Broker quotes a rate of Rs. 2600 per sft. Is it reasonable.?

Dear Viswa
If you have decided to purchase the site that layout, please insist your broker to furnish photocopies of the title deeds , conversion order ,BDA approval, Katha and Encumbrance certificate etc.
Thorough documents only you will come to about bda,s approval

Rs.2600/- for this is high. You can get in touch with the owners association there. In btw through which broker you are going ?
Also, some part of the land opposite to the CA (Kalyan Mantap Hall) is under litigation. Thats why if you see the compound wall near the entrace is half constructed. Also there is no clubhouse and Owners association is planning to get the money from the Duo associates.

I am also looking for a 30x40 plot in duo marvel... (i understand it is the only BDA approved layout in this area)... please drop me a note at kissi.shaddy@gmail.com.... if you or your friends,etc are willing to sell one? also what is the right price in this layout? Any owners contacts you could share with me please?
