Going Rate in JP Nagar 8th phase 2nd block

Hi All,
Please some one let me know the going rate per SQFT in JP Nagar 8th phase 2nd block (Next to Royal county).

My friend had been trying in this exact location...he is not getting anything less than 2300 for a good site...but I guess with a hard bargain it might come down to 2250 or even 2200 if you are really lucky...

latest I know is 2500 and the best bargain can be 2350-2400...price is increasing here as there are lots of houses coming up ...

thanks for your reply...can you please post some recent photos of the BDA layout near Royal County if u have or if u stay nearby??. I heard that the roads done. Is the cavury water available in this area? Any idea about the drainage ?

I dont stay in this area but I own a plot here where I will start the construction mostly within a months time. I see somebody has already uploaded the photos a couple of months back and it can be seen here. I dont own a digi-cam and hence it will not be easy for me to take snaps of the area.

Had been to the layout last week and there are much more houses now !! Roads are all done and AFAIK, drainage is also working fine. Am not sure of BSNL phone connection but somebody told me that , its also there , again I cant confirm. Cauvery whatever, AFAIK , is not there but the test pumping is already done. They are waiting for 25% houses rule and in this pace, thats also pretty close. But currently, many houses are given water from Royal County's water tank at an initial one time payment of - 30 * Plot Size in Sq Ft. So for a 1200 sqft plot, u have to pay 36000Rs and become part of the association. Then they provide you water thru the pipes already laid . If you are buying a Royal County site ( BDA approved ) , then you dont need to go with this, as you by default, become part of the association). This area is in 70/30 rule where 70% is BDA approved ( Royal ) and 30% is direct BDA. When I talked to one person there, he told that once Cauvery stars, these pipes might be connected to Cauvery but I dont believe that as one is a private connection and the other a BWSSB. In any case, cauvery distribution is imminent here as it has already been completed in 7th Phase.

Thanks for your reply. Where do you own your site...is it near that orange county park in the BDA layout? Last time when i went there just to check in the evening...almost all the area was dark without any street light. Have you noticed any improvements now?
Then do you have any idea about the nearest metro station to this layout? And i heard that mono rail too would be passing via near JP Nagar 8th phase. Any updates.
As you are planning to construct your house...can you please share some of the cost estimates as to Plan, approval construction costs etc.

am not sure where Orange Count Park is ...mine is near to Royal County Park.. i had been to this place many a times during late evenings also and there were enough street lights and there was even a police patrolling once ...nearest metro station is around 5 KMs from this location...I too heard about mono rail, but not sure abt the route map of it...
am yet to get my approval sanctioned but I guess its around 14K....

Sorry, it was a typo error...it was suppose to be Royal County Park...I had not been to this area very recently, last i went was a year back. Good to know about the street lights etc....
Any idea if the jumbo savari dinne where the bus stops will be converted into a full fledged bus stand and any bus will ply on the 80ft road in front of the royal county park connecting to the nice road?
