Thumb rule for budgeting
Hi
can we follow the thumb rule? . Of course this will vary based on individual requirement.
labour
15% for Plumbing
10% for carpentary
10% electrician (external/internal any work)
15% for civil ( excludes sump work , includes staircase/excavation/centering/any external/internal work)
15% for painting
Material
35% for electrical /plumbing/painting/carpentry
This will help for rough calculation for house construction.

Including interiors for my 6000 sqft built up area the breakdown looked like this.
Electrical - including fittings/cables/labour 1.8 L
Plumbing - for 6 bathrooms including fittings and labour 2.75 L
Painting - including labour berger paints (high end) 2.2 L
Wood work :
Window/door frame = 2L
Main door/puja door both full teak and honne shutters and flush doors for other rooms : 3.5 L
Modular kitchen/5 wardrobes + TV unit + storage and misc = 5L
In total it was around 30% including labour.

Can you please clarify as when i calculated it is getting 585 rupee per Sq;ft (35lak/6000) assuming total cost as 35 Laksh as you stated 30% of total cost is carpenter cost?

Can you please share some tips? . I am getting some discounts for materials but not enough to cut the cost even at 1200 to 1500 Rs/Sq ft.

until and unless you gain knowledge on what you are bargaining for, you will not get best quote. To achieve this speak to several people and then shortlist. The person who gave me the best quote need not give to other person. There are no fixed prices here... everything is flexible. One more thing never give advance.

My site is construction area is 1155 with site size at 1800, and when i put the cost at 1200 Rs per Sq:/ft. This is what i am getting when in put the rough calculation.

Wonderful overview by dream_home, and I am impressed on controlling the costs for your home. This helps us to have a better understanding on the cost split.
Going by the current prices since they have shot up, I think there might be 10-15% increase in some of the raw materials depending on various factors.
Btw, since am going for UPVC windows, I will have to have the grill work done separately. Any idea how much this can come upto?
