Presently I believe 2400 / sqft & above.....
Axis, Canfin, indiabulls are issuing composite lone for 10.xx % & site loan for 14.5 %.

I'm planning to buy a plot there.
Did anybody got khatha from origin harmony grooves?
Is it one of the layout, they claim A-khatha for the layout, but B-khatha for individual and the lay maybe still unauthorized.

A lady marketing agent introduced us to "K.R. Amogha" residential layout at Kammasandra near Horamavu. "K R Amogha" is a project of M/s. Origin Harmony Grooves. We decided to buy 2 sites and went to M/s. Origin Harmony Grooves office at Whitefield for the formalities.
We were dismayed when they told us that the sites selected by us have already been sold to somebody else. When we enquired about other sites in the K.R. Amogha lay out, we learnt that the plan in the brochure is different from the plan in the office, and that part of the layout could not be acquired by them from the landlord, and that one part of the project is still in revenue land area and not yet DC converted. Because of the anomalies, we decided not to buy sites at KR Amogha layout.
However, our family members were impressed with the "Origin Harmony Grooves" layout, and wanted to buy a site. We negotiated the price, paid an advance of Rs.10000/- and took the xerox copies of property papers for legal scrutiny.
Our Lawyer wanted some more additional documents, which we asked the agent to get from the developers. She got me the documents, but did not produce the following 2 documents viz.,
(1) Confirmation Deed from one Pyarejan (Who had filed a suit against one Begum, (legal heir of the property owner), who sold the land to the buyers.
(2) "A" Khatha for the entire land.
Regarding the first point, the confirmation deed shown to me was signed by one Begum and all her family members, but not by PyareJan. My advocate said that, without a confirmation deed from Pyarejan, the property can be litigated by Pyarejan and/or her legal heirs anytime in future. (Please note that their land in Survey No.12/1 is under litigation, and they are selling sites are in Survey No. 12/2).
Regarding the second point, "A" Khatha for 4.00 acres of land was given, but "A" khatha for the remaining 5.2 acres of land was not given.
Further, the layout plan is not approved by BBMP or other authorities.
So, the lawyer said that I cannot raise Bank loan from any public sector Bank.
So, I returned the papers to them and asked for cancellation of booking and refund of the advance.
They refused to refund the money, because request for cancellation was made after more than 10 days.
Seeking refund of money was a humiliating exercise in vain.
I have lost ten thousand rupees, but it is better than losing Rs. 26 lacs.

Sorry about the painful exercise but i am sure this learning will help you, as i too had gone through similar experience and lost some money before i finally bought one.
Please also note that many developers put "Whole land A katha", but individual plots will be only B-katha.
Also the confirmation deed asked by lawyer is very important. Atleast if the suit has been filed, they should give the complete Suit with final court decree (ie,. who won the case, and whose favour, what is settlement etc,.)

With mlvenkat12 experience i would also like to point out to many in forum that if a layout has bank-approval, it does NOT MEAN THE LEGAL IS THROUGH.
Banks only check whether the layout is legally fine AS-ON-DATE and if all the documents are in the developer/owners name. Banks DO NOT check for Litigation possibility or minor litigation possibility in future, which is the most cause of problems in all land/plot litigations.

Nobody gets in to trouble or litigation because of betterment not paid or DC conversion issues. Because all those can be set right by paying money to goverment bodies.
But what cannot be easily set RIGHT is the clear titles, for which they need PERFECT it and earn rights by making all concerned share holders to execute "Reliquishment deed" or "Confirmation deed".

Always listen to your lawyers, they're there to help you.

This case is dismissed & no litigations on this layout. This residential area is developing very fast & many houses have come up in the layout.

Dear Friends,

I was going throug this theread for a while and did not get time to post update. Let me update you on the status of the litigations which were on this land Sy No 12/2 Seegehalli Village.

1) Litigation over tenancy rights.
2) Litigation over partition rights.

Both these cases are dismissed by court and settelment has been done. Buyers need not be afraid and can come forward to buy property in this layout.

The Origin Harmony Grooves layout has a registered association namely,‘ORIGIN HARMONY GROOVES WELFARE ASSOCIATION’ bearing REG No. DRO/SJN/SOR/339/13-14 and abbreviated as “OHGWA”.
