JP Nagar 8th Phase 2nd Block (BDA as well as BDA approved (Royal County ) ) is a good layout...immediately u can construct as there are many house built already...its close to Jambu Sawari Dinne...

Hi MNRS,
I think you have seen layouts in Whitefield/Sadarmangla also. Any particular/overwhelming reason that you chose Vishnu-Krishna enclave. Was it mainly the legal papers or any other compelling reaon? I had also seen Vishnu-Krishna enclave in May,2010 through an advt in TOI. It was being marketed by SRR and they were quoting around 57 lacs (negotiable) (12200 sqft + construction). There were options of buying 2 plots and combining them and one house being constructed had done that.They had 3-4 BDA approved plans and we had to choose from one of them. Also, modifications inside the house were possible but exterior had to conform to the plan. There was a nice nursery opposite the latout. Some 3 houses were under construction at that time. Then in July, I got another mail from Innspire marketing agency and they were marketing it at 51+ lacs and that they had launched it at 47+ lacs.
However, I did not proceed ahead. One reason is that the stretch from Forum Value Mall to Varthur police station looked a bit deserted in the evening. Also, there didnt seem to be any houses just near the layout although there were houses a few streets away.

Can you let me know of any nearby sites only available? - This is in case you had searched more on the stretch

I agree that the location is very good. I went by this plot today morning.

I went to see some plots 6-7 km inside after taking left at Varthur police station - The location is very good - just 2 km from value mall and also good connectivity to city - little-no traffic on that route till marathahalli discount brands.

Good plot - If they are willing to sell 'plot only' I am willing to buy - recently constructed a house (1 year back) - so would want to wait 3-4 years before building another

I checked today - it is a very good road from value mall to the varthur main road till end of lake. Varthur main road is a bit narrow - but only small stretch. It is a very good area and good deal if he is willing to sell plot only

How is Vakil Satellite Township as a gated community and what is the rate over there? I am interested in buying a site over there considering the accessibility to Electronic City, ITPL & HSR. I am getting a site in resale at 1300/- sq ft so please suggest if this rate is ok?

Also please suggest a good lawyer who can verify the legalities of any layout in Bangalore.

I have also seen a layout in Bethel Nagar (2 - 2.5 kms from Hoodi Circle) http://www.magicbricks.com/bricks/prope ... NXVw=.html
Its a BBMP layout quoting 1500/- so pls suggest if this rate & location is ok.

Thanks for your detailed reply. Are you planning to move in immediately after your house is constructed in Krishna Enclave? Whats your estimate of the time it will take for the layout/area to be residential?

I and another friend and potentially one more = 3 people can team up for buying a site here. Ravirsm: if you are ready and if MNRS is ready, we can make a proposal for 5 sites together purchase
They list site value at Rs 2000/sq ft and construction at Rs 1500/sq ft.
I am sure we can bargain for site at Rs 1750/sq ft - and pay a nominal amount towards clubhouse and other amenities being constructed. And we can construct house ourselves at a lower rate

Thoughts?
