I am looking into one 30*40 plot in BSK 6 th Stage-4 th block (employee welfare association)...the quote is of 1400/-
Can u provide your comments on the price and wehther 4 th block has any problems etc(+ve ad -ve comments )

i happened to see a site in the 1st block which was quoting 1500/- on 12th Dec. Anyone has any idea about the advantages/disadvantages of 1st block? Im totally confused now..

The 4th block Plot location mentioned by you is not worth more than Rs.1,000/sq.ft.

I was looking for a site in BSK 6th Stage, visited yesterday and met a few brokers. Everyone is quoting 1600-1800 irrespective of blocks. I was surprised. Layout seems to be in much better shape than last year, with asphalted roads.
Anybody having contacts with a reliable agents or sellers?

Please forget the work "reliable, trusted....etc" from your mind in the real estate field. Especially in those who deal with BDA sites. All brokers are same. If one talks boldly, other one does the same thing in a cool way. It all depends on their experience/experitise/maturity. All those people are having a same ideology of hyping the rate and make a big share money from the same. Original site allottes are also following their prices only. So no price is real in BSK 6th stage.
Majority of the brokers who are residing in BSK 6th stage area are all erstwhile land owners of the same land who gave up their land and got money from BDA alongwith few sites based on their peice of land. Now they all relaxing by doing real estate agency as a part time business.
in BSK 6th stage, all blocks are not worth more than 700-1200/sq.ft, as it takes atleast another 5 years for residing there.

Guidance value for all the recent BDA Areas like BSK6th, SMV layout is Rs.1,000/sq.ft.
The 4th B or H Blocks are not even worth for the Govt guidance value.

The prices in 6th stage is in the range of 1500 tom 1800 But it takes atleast another 5 years for development. But BDA approved sites are available much closer to Banashankari in Bharath Housing society, Jayanagar HBCS and Veeranjaneya layouts. You can build a house within 1 year. BSK 6th stage 4th block is too far.

for some of my replies about the unrealistic prices quoted by the sellers, many seller's said, i'm trying to discourage the seller by undervaluing the prices, i'm not aware of the current market prices, i'm not a genuine buyer....etc.
But i can substantiate my words with facts. Here is such an example of a seller who is not able to sell his plot in the last 6-8 months and he is desperately giving ads in all sorts of medias like online, paper ...etc every fortnight. The seller is not ready to accept the facts and is not ready for any kind of negotiation on the price front. Below attached are some of my buffered messages. you can conclude yourselves what is the ground reality ....
BTW it is a BDA Approved Layout in BSK 6th Stage(not a BDA Layout).

the rates are in between 1000-1400 anywhere in BDA 6th stage right now. It is clearly buyer's market in that area since nobody is investing in that area.
Recently, I talked with a seller who was quoting 1400 psft and brought it down to 930 psft for all cash immediate settlement. Eventually I let it go as I don't want to park my money there for next 5-10 years with out constructing a house.
Another site was avaialble for 1400 psft in 7th block right next to entrance ramp to Nice road. A site in the same street was being quoted 2200 in 2008.
The site was not flat (deep slope) but it was facing north on 40 feet road.
