BANGALORE: The dream of owning a Bangalore Development Authority (BDA) site may remain a mirage for many. Reason: the BDA has increased prices by 200-600% in the proposed Nadaprabhu Kempe Gowda Layout.
A 30x40 site in the layout, being developed off Magadi Road, west Bangalore, may cost roughly Rs 23 lakh, up from Rs 7.5 lakh in 2004 in Arkavathy Layout, off Bellary Road: a three-fold increase. And if you are aspiring %for a 50x80 site, you may have to shell out nearly Rs 1 crore, up from Rs 15 lakh - nearly seven times more.
BDA commissioner T Sham Bhat says the BDA plans to fix the price between Rs 1,750 and Rs 1,900 per sqft for a 30x40 site, and between Rs 2,200 and Rs 2,400 for a 50x80 site in Kempe Gowda Layout. The increase will be a rude shock for Bangaloreans aspiring for BDA plots. For those who will land these sites are mostly people who have been trying for nearly two decades.
BDA rules specify that seniority is the major criterion while allotting sites. Because the BDA plans to allot only 5,000 sites in the first phase, Bhat says, aspirants who have made at least 5 attempts might be eligible for allotment.
Half of the 5,000 sites will be allotted under the general category; the remaining will be given to SC/STs, ex-servicemen, senior citizens and other categories.
The BDA plans to invite applications in March for Kempe Gowda Layout, its first allotments in 10 years.
BDA rates are less than the market price in the area, BDA officials say.
A 30x40 site off Magadi Road, in areas close to Kempe Gowda Layout, is priced between Rs 3,000 and Rs 4,000 a sqft. "Our sites will be far cheaper. The salaried class will not find sites for less than Rs 30 lakh in these areas," a BDA official told TOI.

People with 5 attempts are in between 40 - 50 yrs, i dont they would have planned for this kind of rate on a BDA site. People with Rs 23 Lakhs would have less number or attempts are will buy sites some where else.
Wonder whom are they allotting the sites to ????
Shame on you BDA " Promised 20000 sites and gave only 8813 in Arkavathy layout with full of SCAM " now its this layouts turn.
