Ongoing price of material contract

With mode granular quote, I can get much better fitment for that proce.

I am discussing with few contrators. Here is a query for you and others to help me pick the right one.
I notice that you have selected good quality material. Wondering what is the cost/sft (total material+labor) you are looking at for your house?

I am getting a quote of 2100/sft with specs like this-
1) Indus steel
2) 6" block at 35/sft cost
3) Ultratech cement
4) RMC for footing and roof slabs
5) tiles @ 100/sft
6) Anchor Roma switches
7) Ashirvad for plumbing
8) 40k/bathroom accessories included in the price

Sump and boundary not included in the above price.

Does it look reasonable?

My opinion.

2100 is for premium construction.

Demand

1) JSW neo steel 550 D(primary producer )
2) APCO blocks
3) cement brand ? What is it with ultra tech ? Any particular reason
4) Ready mix - beware of what goes inside it. Cement is always incomplete without sand in it. Are we sure on quality of msand which goes inside it. At least I would not. I would use vibrator for proper mixing and control raw materials myself for slab works. But that's purely my opinion and opinion are subjective.
5) granite price at 100 rs is quite good. Vetrified tiles for 100 rs is premium.
6) We would expect a good electrical brand at 2100 rs.

However I think the list of items mentioned is not adequate for contracts. It needs to be extensive.

RashmiL Well in experience RMC is better always.
I have test reports of RDC M25 RMC concrete for my site and also hand mix M25.

RMC value was always exceeding 30 ans going to 35 NM/mm^2 whereas in hand mix it remains under 25.

The sole single reason is quanity of water in ideal concrete water should be 0.4X of cement so just 20 liter or one buckt for 1 bag cement. However it gets very hard to mix by hand so workers mix slurry adding more water and reduce strength.
Secondly hand mix is with OPC53 which has higher heat of hydration and thus develop air cracks.

In RMC GGBS is used which lowers cost but reduce heat of hydration also they use mix of 6mm ,12mm and 20mm stone jelly filling all voids this is not possible in hand mix to maintain proportions.
RmC adds plasticiser chemicals which increases workability.

PS: m Sand is not bad actually , Job of sand is to fill voids between stones jelly ans void between sand is filled by cementuous material and void between cementuous material is filled by water.

ImHO go for as much RMC as possible and reduce costs.
