It is roughly coming to 1.9L/Square, a tad higher. If you can get it down to 1.8L/Sq. seems reasonable to me.

For the staircase, ensure that you get epoxy finish for the steps (Chikku Phal granite looks stunning) as it is a rough surface, so you get more grip while climbing up or down
burma teak is roughly 6,000/cft now. Is it First class grade or 2nd grade teak?
Vitrified floor - he has not mentioned the reference rate (usually contractors provide 60-70/sq.ft tiles).
Which brand of cement is being proposed? Which grade for roof, plastering etc?
Solar pricing is not included, budget 25k for it and plus it requires pipes. Ask your contractor to include this in the quote.

Hi Mallikarjun,

The quote seems to be on a higher end for me..you should be able to strike a deal between 1700 to1750 per sq ft with elevation.

I have the BOQ of my house constructed, please share your email address if needed.

Girish it will be great help if you share your BOQ to my id mallikarjun_78@yahoo.com also want to know what is norm for mobilization amount in bangalore.

Base price are defined as below. i will consider you points for reviewing the BOQ please your thought.
Burma teak- Base price -3500 /sft
Tiles BP-60/sft
Cement- BP 380/b of ACC 53 for roof and ACC 43 for plaster i am planning
Steel - 40k/ T JSW i am planning

Hi,
My quick comments
CEMENT RS380/BAG -
depends on grade. I have got priya cement 53 grade at Rs.355.

STEEL RS 45000/MT
- Market rate is 40,000 to 41,000 /MT for Indus
comes down to 33,000 to 36,0000 for Mahalakshmi and other similar brands

River SAND RS 90/CFT only for plastering
Almost reasonable. But, have to ensure that they dont use Filter sand

M sand for all other works Rs. 45/cft
Bit on higher side

Red Brick RS 6/N0
Can get good quality bricks at 5.50 in market


20MM JELLY RS 25/CFT

40MM JELLY RS 22/CFT
these are closer to market rates.

Why there is extra tax component of 5%. most of these rates are inclusive of taxes and bills are provided by vendor.
