I beleive we can still negotiate for 1 to 2 lakhs (if he agrees for 1.6 or 1.7 / chadra)but considering the headache involved in construction its better to go ahead with the below estimate.

Normally as this is for only a ground floor and there is no dirth of people building houses in bangalore(many build G+3 floors) good contractors dont take such small work and even if they take it normally will be a bit higher/chadra.

if he is a good and reliable person i would go ahead with this considering the fact that he must also be satisfied with his profits to build us a good house rather then we cribbing a lot of money and he loses interest due to his profit loss.
