Hi,
All the Karnataka Housing Board Clause says the same, if you are selling the sites within 10 years, then the Housing Board has right to cancel the allotment and can acquire. So the locking period of 10 years holds good for all the KHB/BDA sites.
Any government allotted site is not for Investment purpose, it's purely for Lower Income group with concession rates.
But sometimes this is confusing
At Arkavathy BDA Layout or other BDA Layouts, Allottees are already started selling their sites even sold the sites as well.
Don't understand how will this clause applies of locking 10 years for Selling.
Others can clarify on this.

Chida,
I dont think all KHB allocated sites have clause of locking period. In banagalore they have this clause but not in other place.
My question is : If i buy a site from allottee who had furnished fake information. Will this impact me in anyways.
if KHB gets to know that the orignal allotee has given fake details.

all KHB/Urban Development Authority Sites/Flats have the 10 years restriction across Karnataka. (It was removed earlier by Congress Government(CM S.M Krishna),
But later it was re-introduced to check the huge level of corruption made by the bureaucrats in allotting sites to their kins & kids during S.M Krishna's Period).
Only after 10 years the allottee will get the absolute sale deed. Till that time its only an agreement between the authority and the allottee.
Irrespective whether its your own income or not, whether you are a minor or major, applicant is a father or a son doesn't matter, as long as all of them are biological family members (one family) & if they have already taken one site under the State Govt Act, legally they are not eligible for another one. If they give false affidavit
and gets another one, if someone challenges it & proves that you are all belong to one family and already your family owns a site allotted by XYZ authority, then you loose your site as well as the money.

amit,
what you think or I feel is immaterial.
All urban Development authorities across Karnataka (Whether BDA, Muda, Huda, Buda, Chuda...etc) follows "Karnataka Urban Development Authority Act (KUDA), 1991" as per that after the allotment of a plot to the applicant, corresponding authority executes a "LEASE CUM SALE AGREEMENT",(Not absolute Sale Deed) which prohibits the allottee to sale/divide/transfer the allotted plot for a period of 10 years. This restriction was relaxed during S.M Krishna Period and later revoked during Dharm Singh/H.D Kumara Swamy Period.

Msn,
i have not seen the document personally. But talking to few sellers, everybody claimed that they have absolute sale deed
and no where in the deed it mentions any locking period.
Just to corss veryify i have enquired atleast two KHB officials from hubli/dharwar about locking period. They say
no locking period and no condition to construct house.
Regarding Karnataka Act -1983. i read the act. As per act, the locking period is 10 year. I am not sure how this is not consistent every where.
ongoing price in hubli KHB -resale is around 800 to 900
Amit.
