Currently i am negotiating the price for my house and it is coming out in that range. Please note that this is for new house where puttly and 2 coats of paint has to be done.

The rate/sft depends on the quality of emulsion. Here in Mysore, 20 liters of Asian tractor emulsion costs Rs 1900, while the same color in Asian Royal shyne or Dulux, Velvet Touch costs upwards of Rs 7000. The difficulty I had with the per sft rates are, it is very hard to budget a number for the cost of painting and also it is a pain to measure the sft and verify the bill for a large house with lot of off-sets.
