Help on buying site(Anjanapura & BSK 6th stage)

Hi Friends,
I have been searching for a plot in Kanakpura road and have narrowed my search to two areas for the same.My budget is around 2000-2350/Sq ft
I want to construct a house after 2-3 years, so need your valuable inputs/suggestions.
1) Saw one west facing 30/40 Plot in Anjanapura 9th blk which the broker was quoting 2350 & another in west facing in 11th block which was 2500/Sq ft.
Is this reasonable or is it over priced? What is the potential for this area in 2-3 years...? I found 9,11 & 12blks to be pretty much better than the other ones but I may be wrong too.
2) Saw one 30-40 North facing plot in BSK 6th stage 1st block which the broker was quoting 2650/Sq ft, and a couple more in 8th and 11th blocks. I found BSK 6t stage to be a better layout with good roads and was told that BWSSB water pipelines is already laid and sanitary is also done.But again there are very few houses here and read in an earlier forum that the status of construction is same here for few years and I could see more real estate offices than houses....so am a bit sceptical. Also most of the sellers seem to be agreement holders.What are the best rates here for 1st,3rd and 4th blocks? and suitability for construction in 2-3 years time.

Hi Jay,

I had seen both this layouts in Anjanapura 11th block maximum price is 2100 per sqft. Since its very close to bannergatta road and nice road. When it comes to 9th block not more than 2000 per sqt still in developing stage. When it comes to BSK 6th stage 1st block close to uttarahalli and the maximum price is 2200 per sqft. Best location would be 4th block and 3rd block also 9th block(close to nice road) but the maximum price is 1900 per sq ft. seriously not worth paying above 2000. When it comes to growth BWSSB water line is coming obviously there will be some growth in next 3 years. But also u must think the next to this layout no progress as this layout is remote and no further growth behind this area. You can also try in Bharat Housing society, Purna pragna layout (careful some litigation) and Jayanagar Housing society as this layouts also equally good and BDA approved and it comes to ur budget.

And also try to find in classifieds you will get direct sellers. Even i was in same dilemma that i wont get direct seller but i got many direct seller with internet classifieds portal or media papers

Getting direct sellers is a real dilemma man, because these middle men jack up the prices so much.
BSK 6th stage 1st,4th and 3rd blocks seems to be a better bet as you said, but will also check Jayanagar housing society.
I saw one 30-40 west facing site there, but broker was quoting 2700/- sq ft....anyways will continue my pursuit.

I do not have access to paper ads to find information from direct sellers.
Could you please let me know which internet portals can be used to get access to direct sellers advertisements?

Hi Jois,

There is no particular site on which you can get direct owners. Every add there will be agents however we need to search for right one. You can search in sulekha classifieds, bangalore.localtiger.com etc., and also post your requirement in this portal as well as in quickr, olx etc., hope this helps you. In the mean while if i come across will update you...
