Req. Information about sites in Maruthi Layout Basapura, EC?

Hi

I started searching for site/plots very recently.
I came across a 30*40 plot in Maruthi Layout, Basapura main road near Hosa road Junction.
Is this a BDA approved layout? Does this layout have a valid Khata to start construction?
I'm not aware of the rates in this area and the seller quotes Rs.1800 per sq ft. Is this price worth?
If anyone got plots/sites in this area, please give me info.
