we are also looking for site in this layout, the owner is quoting 2600/sq.ft. can anyone say whether the rate is reasonable?

It depends on which phase the site is . In Phase 3, you should be able to get for 1900 to 2100 per sq ft.

Does anyone has any idea regarding Royal County, Royal lake front residency?

Means if we buy a plot with them do we need to pay maintainance like apartments for the facilities they provide like gated community,security,swimming pool, club house.

Also, if we have to pay the maintainance is it for the house or even for an empty plot we need to pay?

I don't think these are gated layouts , though when they were initially launched , they were supposed to be gated layouts(atleast Phase 1 of RR residency.) In case of Royal Residency, tHe club house is also open to public for a membership fee of 50000. If you see, many of the gated layouts are not well maintained due to lack of maintanance amounts mainly because the many of the plots are bought for investment purpose only and there is no association formed .Many times, people dodnot even know who the owners are.Infact, for many of the gated layouts, the gates are wide open nowadays and nobody even mans them.

I heard RLF phase 4 is about to be l aunched? If this is true can someone let me know where this phase4 would be located?
Will it will be close to phas3 or its far.

THe RLF residency P4 comes is planned between Phase 1 and Phase 3. However, per the developers, they have no plans of launching the project this year , thought it seems they have applied for approvals.
