Government has put 18% GST on bricks which I feel is bit high. Previously it was just 5.5%.

5 GST is on red bricks any other panels and blocks have 18% GST this was always the case since 2019 atleast.
Strange are the ways of socialistic legacy, things perceived to be poor men's choice in the past but fancy items now still attract same treatment.
Another example is house tax by BBMP if your house has traditional construction with red-oxide floor and mangalore tiles the tax rate is quite low.
Flats in buildings have more tax proportional to area compared to independent houses on plots.

Btw we started scouting for MSand for construction. We are not confident with local supplies. Hence wanted to go with a known brand.
So the prices of different companies currently
Besto
CPM sand per ton 1109 for 30 tons 33,295
Plastering sand per ton 1613 for 30 tons 48,415
Aggregate : per ton 952 for 30 tons 28,570
We brought samples and though reviews are good(even JCB guy who cleaned our site vouched that it is the best sand available ) it is bit expensive.
Thriveni
Thriveni msand had several issues and supply to Bangalore was stopped for several months and are only resuming tomorrow. So we need to collect samples and decide for it.
Price is 901 + 5%GST (inclusive of transport )
Tavara
10wheeler vehicle*(20mt and above)
*Concete sand*(Single washed) Rs.874+GST /ton
*Concrete Sand*(Double water washed) Rs.974+GST/ton
*Block work sand* Rs.1074+GST/ton
*Plastering sand* Rs.1174+GST/ton
GST 5%
1 ton equals to 23cft.

Though prices are low, they have incompetent staff who don't know Kannada and looked like they are more of middle man than manufacturers. So our first instinct was not towards this brand. We decided to ignore it for future.

AVS tech
45 Rs per CFT. Which comes to 1086 per ton .
But these guys were reluctant to send to our location after lot of calls they sent quotation reluctantly. If this the case for quotation, what would be next. We don't know . So we decided against it.

We did not get any contact no at all. If anyone can send us it will do good.
We decided to check thriveni and if it is not good , we will go for besto whose quality and reviews are good. Thriveni has good name and price is good,we will save nearly 5k for one load of 30 tons. Only quality check is pending.

One more important learning wrt msand is single wash and double wash is all white wash. It serves no purpose.
Standard msand manufacturers use air filters to separate crusher dust which are below 150 microns.They do not require water wash. Some of the local suppliers fetch the sand from crushers which do not have air filters and do waterwash. However most of them do in unscientific manner where water is poured upon the load. How much effective this technique is unknown. However it does increase the weight giving higher tonnage.
As far as we checked besto and thriveni both use air filters and do not water wash. Besto guys said if customer wishes we will do single wash. Thriveni marketing guy told it is marketing trick and said they do not need it neither they will do it.

Use slag sand for plastering its lot better than M Sand or even river sand.

I did contact Thriveni, AVS but due to space constraints I couldn't order with them.. Both are having crushers near Hosur... If we're sending trucks, Thriveni is ready to supply.. Both of them told me due to Madras High court ban on selling MSand to other state, there's some restriction and recently Court has revoked the ban, so we started sending..
I did contact Stonasand. They are professional, sent a sales executive with samples and they are ready to send 6W. When I was about to order with them, they told only 10W is available.
If you have a space, you can contact them too...

Are you going for labour contract or full material contract?
If its full material contract then does the contractor give you such flexibility while the project is on?
