There is no apartment approvals for 60*40 even now. I ended up selling the whole building for one person.However, they manage to split khatas and sell b khata flats to people.

Legally we cannot build apartment in 40*60 plots and we end up selling our plots. Then the builders build apartments on these sites and sell them at fancy prices. Ultimately those who follow rules become fools.

IMHO , Please do not encourage this culture of building apartments in 40X60 sites even if you get approvals (legal / illegally) . In case you want to build 2-3 houses it is fine, please consider area, water , sanitation pressures on the town planning. The hassles of getting a good and honest builder, who uses good quality materials is another concern.

Can you please tell me what deal you had gone for? I have been approached for my 15000 sq feet land area and proposed constructed area would be 50,000 sq feet without violation and 60,000 with violation. What's the idea ratio I should be looking for given that I may not ask for any security deposit from buidler given that he is known person.
