Its been up and down in cost due to fluctuation in Sand price. I had to shell out 1.8L extra for sand alone, which caused delays in executing the project.
The other delay was with electrical person who had personal emergency.
With all these, the inner plasting is done and getting ready for outside plasting.

venky , throughout this thread i couldnt find a plan or anything on what u are building.
is this a 30*50 east facing site with a GF 2 bhk for renatl purpose and FF , SF and Roof top balcony ? the house looks good though with great planning from outside.

It is west 30x40 site. GF is a single bed room with 2 Serial car parking for rental and FF, SF and RTop is duplex. Second Floor is 3 BHK.

The lintel in the car parking space of the ground floor , not sure why is it designed that way also the staircase landing in the first floor is that a coulmn supporting it ? I am not sure if its all for eleveation purpose so was curious.
Further did u go for brick instead of grill in the balcony to save cost ? the reason for asking thsi is because if this brick wall is not build strongly it may fall off.
I hope the engineer has planned well for the utilities line and ventilation for the ground floor also since it looks like the whole plot is utilized the labor contractor would be charging you chadra cost for the entite plot area.

The Lintel in car parking will get Glass covering for sunlight. The additional column is to avoid loose hanging structure.
Regarding the compound i don't want to be skeptical about the strength, such strucutre are built and strong.
As an engineer, i have done most of the Archeteural design except structural design which is done by L&T Engineer. Slabs used Bombay Matt design
which nobody does it here generally, natural eleveation etc, an 1 year preparation went to it. so, many unique things have been included into the project.

I have just finalized my floor plans, elevation and structural for G+2 house on 30x40 site.
I would start construction in August and still deciding on whether to go for labour contract or material contract.
Your posts have been really helpful in understanding the nitty gritties of construction through labour contract.
Could you please let us know how much are you paying for labour contract and what all is included as part of that.
My worry about going for labour contract is that I may over run costs. Your estimates give some idea about the expenses. If you don't mind, could you please post the complete report of the expenses incurred till now. It will help me get an idea of what I am getting into.
Also could you please continue posting your experiences with flooring costs, painting costs, etc. Your posts have been really helpful.

1. What is the depth of the bore well digged? Do you still have water? If u got water at 400ft, why you stopped within 500ft? How did you measure that you got ~4 inch of water? Who measured it? Is it what driller said? From the photos, i don't think its ~4 as I have seen it many places. The drillers usually says this as the diesel used for drilling after getting the water cost 1 and half to 2 times the regular as well as time taken will be double. They play this game. May not be true in ur case, but just sharing.

3. Is Vastu Considering? by seeing the staircase, I don't think so. If so, who is the vastu consultant and can I get his contact number.

2. I will re-upload the floor plan. I think it was posted some time long back in different post.
3. We cannot get 100% vastu for any building so, i can vouch for 80% percent vastu. I refered multiple books, usually my preferece is Gouru Thirupathi Reddy vastu books. For west facing if i follow 100% vastu it will become a Jail.
Regarding the stair case, it is in clockwise direction, 19 steps, 3 feet, 10 inch riser, 12 inch thread, climb on west, land on east. So, its vastu compliance .

I agree we can not go for 100% vastu but we can see where we can apply vastu as much as possible.
Regarding staircase, I think you should have done in the reverse way, one should claim from north west or west to south and turn right in middle and see either towards East or North. According to me( I am not a expert though, all theoretical knowledge), if you would have reversed it, it would be a perfect vastu for staircase, i.e., claim from north to west and take a trun in the middle or at the end towards east. Also Vastu says it should not touch compound wall or building wall in any case. In ur case, looks like its touching. Again, on north side, there is a exception to it. Again, my knowledge is a bookish knowledge.
