I am planning to build a 2 BHK, Ground on 12*9 sq.mtr plot (north facing), with a provision to build 1st & 2nd floor duplex after about 3-4 years.
I am evaluating construction cost proposals. One of the engineer has given me the attached (generic) cost estimate. Needed your valuable inputs/advise on the same.
My budget is about Rs 18 lakhs (850 to 900 SBUA). Would appreciate if you can give me suggestions on the specifications that I can go with this budget.

Quotation seems like good if includes sump and compound OHT and drain slabs and staircase ,but those 9 items may end up with 25 lacs minimum excluding solar and other electrical appliances,
I have built 3 floor house , my engineer charged 1,55 laks per sft but he included every thing except the interior and sanction and bescom charges
but he never asked me single rupee extra he completed my house 3300 sft for 51 lacs but a professional, he guided me all the in and out about construction
i have given another reference of my relation site which is also north face 30 x 40 located in Doddaballapur road , for ground floor he given quote of 18.5 lacs but he included everything same as my house, but i impressed with specifications and elevation design
just go through the attachment and negotiate with your contractor or you just show the attached specification and ask him to quote, I removed my engineer company information, and detailed specifications, its just for your information

12.9 sq mt works out just 138 sq ft so is it just a small plot ideal for a shop ?

Ask the contractor for an estimate including the staircase. Most contractors quote between Rs.200 to Rs.260 which include staircase. In this quotation staircase is extra.
Confirm the details like cement (brand/grade), steel (brand/grade), and sand (river/msand).

It is 12 by 9 sq.meters...i.e 108 sq.meters. 1,165 sq.ft.

If its only a difference of 10K then u better go for colums beam structure instead of foundation type.I beleive the quote is on a higher side by atleast 10,000.
In addition to that Flooring tiles are not available for 35 rs and the basic u have in market is 45 rs so for something average u can make it 60 to 65 rs/sq ft.
