Provision for lift
Hello Friends,
I plan to construct a 3 floor unit in my 30x40 West facing plot.
As phase-1 i want to construct a G+1 unit.
In Phase-2 i will go for G+1+2 units.
I want to have a provide a provision for lift during Phase-1 so that in case of a necessity i could have the lift during phase-2 construction.
It will be of immense help if you could help me understand the below.
1. Is it a workable idea of having a lift in 30x40 plot ?
2. How much space the lift requires to operate ?
3. Approximate monthly/yearly expense of a lift.

1) In a 30X40 Site, Lift Space + Staircase (Mandatory) takes around 30% of your site space apart from the setback area in all the floors. So leaving aside precious
space in a 30X40 sized site highly not advisable. Hence you are always on the side of breaking the setback rules intentionally to get more usable space.
2) Initially building a G+1 and then upgrading to G+2 is not straight forward if Lift is planned. Lift Control Room always established at one floor above the actual
construction. So for a G+1, Lift Control room will be situated at G+2 level and for G+2 Floors, it will be at G+3 Level. So Either you have to build the Control Room area
now itself (G+3), else your need to invest almost similar cost at a later stage when you upgrade to G+2 level. Cost of rejig of entire lift system when you upgrade to G+2
at a later stage, where the effort + Commissioning cost & changing the lift mechanism or total replacement makes very expensive.
3) As mentioned by architect Praveen in the other thread, you may need to invest around Rs. 10 lakhs & above for a lift in home and upgrading/replacing the system may
also demand similar cost at a later stage. Think twice before going for lift, if cost is a criteria for your house construction.
4) If you have senior citizens in your family, you can always accommodate them in Ground Floor by giving all necessary facilities and ensure no need for them to roam
around in higher floors. using Staircase is always good for health rather than using lift.
its just my opinion. You are the right person to take a decision based on your genuine need.

Staircase+ lift will take around 120 SFT (3 feet wide stair and 6 passenger lift) of the plinth area if the building layout is properly designed. I feel if one is planning for anything above G+2, then lift makes the residents/tenants life better as carrying heavy items becomes easier. If it is for renting out, then the lift increases rental value as families with kids /elders don't mind living in higher floors as everyone looks for convenience in these days.
Also the machine room need not be constructed now. you could simply cover the lift shaft in the first floor roof with a Grill and cover it with a sheet to prevent rain watre entering lift shaft. Later whenever you construct additional floors, lift shaft can be extended as needed.
However I agree that if the building layout is not properly designed, then precious space will be wasted.
