Hi Guys,
I am in the process of a deal, buying a 30x40 site in the first block Anjanapura from the direct allote.
Some queries:
1. Are there any known litigation's with respect to the area ?
2. I have been told that the Owner will not have access to BDA land notification. Is it necessary to have that information before one buys the land.
If it is required , how to get that?

Nice to hear about your interest. Please verify the following documents legally before you buy the site:-
1. Allotment letter from the BDA
2. Receipts for payment of site value (Usually in the form of Bank Challan)
3. Possession certificate
4. Absolute sale deed
5. Katha certificate from the BDA
6. Tax paid receipts from the BDA ( the owners usually receive this by April or May every year)
7. Encumbrance Certificate from the date of allotment till present, which indicates all the owners till date including particulars about the BDA acquisition
8. Lease cum sale agreement
Two houses have already come up in this block and another is under construction. Wishing you the best.

I have one more doubt though...
Is there only one khatha certificate from BDA. Or is there some thing like old and new in that. Is that same khatha valid from about 2002 to present date.

Yes there will be only one Khata in the name of the owner. You will have to transfer it in your name after the purchase of the property.
