Hi ,
I am planning to construct Duplex house in Bangalore.Here i am attaching Plan for Ground floor.
Could you please comment on the plan if there are any issues as per Vastu.

Check for kitchen at -south east & master bedroom at South west, bore well /water tank at n-east.
that sits, u can not look for all, every one give u diif of opinions.

it is very difficult to achieve 100% vastu

any staircase it should be clock wise not anti clockwise
as per ur plan inside staircase is according to vastu and outside stair case is anti clock wise
and all other things r according to vastu as far as my knowledge is concerned and u can still check with vastu expert and u can google it

I am not a big fan of vastu, wherever I find it practical/scientific I follow it,

1) swap toilet and staircase, advantage is that,
1a) toilet will be close to bedroom which is useful when using in night. Also in case elder are using this bedroom
1b) staircase will be exposed to living room and if you give it a good finish (granite raiser, steps and good looking grill design for railing), your house will look good when someone enters it
1c) since staircase is open, it will make your living room feel bigger

2) try make staircase clockwise, as most of us are right hand, it will help with better hold of railing when climbing staircase

3) check if there is enough room after parking the car, you can freely move in and out of the house. Otherwise even on sunday you will have to get up early and park the car on the road :)

4) 10x12 bedroom will become congested after placing cot (6.5x5 or 6.5x6)and cupboard/almirah (2x6)

5) you can move the pooja room to NE corner of the dinning hall, this way dinning and Kitchen will look bigger and also easy to move around. You can build a half wall b/w kitchen and dinning room and use it as breakfast counter/table. This will give more shelf space for kitchen. Also kitchen needs to be at least 8x10

6) Foyer - I planned my home without foyer and now I feel it would have been a good idea to have it, when you have sales ppl, laborer coming to home, you can talk to them and send them back from foyer and they do not get to see rest of the inside house

Really appreciate your inputs, all are very valued points. If Stairs changed and if he moves the Pooja room on NE corner , Then Pooja room and toilet will come Opp. to each other, if he gives the access from Bedroom to toilet, common toilet concept will be lost. this is my observation, still a kind of refinement is required .

In bangalore most of the people are at 30 x 40 site and if 10 x 12 is a decent size and can manage with 5 x 6 (Queen size cote)

Hi Mohan,

My few suggestions:

Toilet:
Toilet seems to be very small. Have a small laundry room for washing machine.

Stair case:
a. You need to account no of risers and depth of it. If there are elders then risers should be arround 6 to 7".
b. Middle level landing are not considered. It will give better look. It is also good to prevent major accidents.
c. Have a small lower railing for kids esp 2ft or 3ft.

Vastu:
1) From the diagram, your plot is ODD dimension,Ask vastu expert to correct it
2) On the External staircase on north west, You may end up collecting lot of dust because the area is small.
3) The north side, it is only 2 feet. It is very small to mover around.
4) The Utility area far big, you can save some space.
5) ensure the Sofa won't come under the beam coming from East-West, Have a TV there.
6) I think worshipper should face east. Now, you are facing west. You need to move pooja room to opp side.
7) By doing (6) you have no obstacles while moving around.

These are just a suggestion, Vastu is nothing but good light, air and free movement in the house

you have 2 sets of stairs. Why not combine the 2 and make one set. Put it in a room so it is enclosed, but make it such that it is useable from inside and from the outside (meaning there will be a door from inside and outside).

this will save you space and money.

HI

Nice plan except for the bathroom is little small its fine if its ok for you, try to consult an expert vastu for this site as the site is extended towards North West which is ideally not good as per vastu, i feel if you delete the stairs in North West it would be good and move the entire house as much as possible towards west side so you get more place towards east as per vastu and again iam not a expert in vastu its only my suggestion and 2 ft passage is just fine if you dont have any plans of constructing a rented house above duplex else in future it would be difficult to move around things in small passage , you would get thousands of vastu suggestions if you post in forums hence you would be confused, the best is to consult a vastu expert and take the tips before starting the construction just my thoughts
