Help on Layout Review: BDA Employes Layout - Kanakapura Road
I am planning to buy a plot in BDA Employees Layout - kanakapura Road(Near Bank Officers colony). The site that I bargained is close to the double road connecting kanakapura Road and Avalhalli.
The price that is being quoted is Rs.4,100/sqft. Price looks too high but this is the price now running in this layout.
Can anyone provide me the feedback of this layout?

layout is good but construction activities wise very slow . Even I too having the site here and planning to start construction in couple of months

I too agree with Anshuraj that the entire layout looks empty with very few houses. Even though all the amenities are provided there r very few houses. Since this layout was given to BDA employees, there r very few houses. Now with 2nd hand/ 3rd hand owners I am sure many houses will come up soon.
FYI - I bought 30*40 east facing (near anjanadri archade) @ Rs 3,550/ sq ft in AUG 2012.
Have been seeing posts for site sale for the same rates that u mentioned so these r prevailing rates I guess.
As new construction activities picks up the rates will surely match Narayannagar 1st block(Rs 4,750) becos the layout is just beside the double road.

Most of the plots are owned by BDA Employees and they may not be interested in constrcting. But, it seems lot of resales have happened in recent past and construction activity may start in fast pace. I have been waiting for few houses to come up before I start construction.

Thanks for the feedback. But there are few cons that are worth mentioning. Most of the plots are in the hands of brokers and this is the reason that the constructions is not much in pase in this area.
Also, with this investment, it is hard to get any rental income in this area as this layout is other side of bangalore where you can see no IT companies. I prefer thanisandra(hegde nagar), hennur road. With the same investment, I can get a plot with even better appreciation.

You may be better off buying closer to Kanakapura road (Bank officers layout, BCMC layout etc) for a few hundred rupees/sq feet more (it should be around 4.5 K/sq feet in those layouts now?). Metro along this stretch and other developments like Mantril mall and Prestige mall will give better returns in the long run.
The layout next to Anjanadri Arcade seem to be developing fast last I checked.
There is a dumpground within 1 Km of this near Anjanapura 3rd block.
There is a grave yard next to the BDA employees layout opposite Anjanadri arcade. Development on that side was very slow last I checked. You may want to check on borewell water availability (this is a general problem in Kanakapura road) and contamination possibility from dump ground also. One of the locals told me that Pratibha's murder also happened in this empty layout - not sure if it is true as some others said it was in a different spot in Anajanpura layout.

I am looking for 20 X 30 or 30 X 40. Please help me in this regard. My budget is 20 - 40 L

As far as I know, there are no 60X40 sites available in the BDA Employees Layout. Only 30X40 sites or the odd dimension ones.

In BKS III Stage BDA VI phse , of all the 11 blocks + 'T' and 'H' block there are a total of 36000 sites of which hardly 1 % construction has taken place as of today and rest all remain as 'ghost sites'.(I did a self imposed survey of this past 3 years.) I've watched the rates escalating from Rs.2000-4500 /sft during past 2-3 years.Why?Because BDA encourages this, IT Department never bothers to earn app 9000 crores of income if only all these 36000 or 54000 crores worth transaction takes place genuinely white.(Keeping th value of each plot @1-1.5 crores each.
No doubt, with the public funds(thousands of crores) all infrastructure development has been done by BDA, but its' benefits are reaped by only privileged few who dupes IT Dept. as well by taking 50:50 black and white money.In all ways the 'aam aadmi' gets his blows from every side.
Who and how these things are going to be corrected?!.Even GOD cann't save our country.-
