I have South-west corner plot with dimension 25 X 40 ft. The Plot is located in Sloppy area. 40 ft is facing main road which is sloppy. Currently I am planning to construct Stilt(basement Parking) + Ground Floor, and having a plan of constructing duplex house above in the future. Please provide me some input on process to start with.
1) What could be approx Plan Approval cost (including bribe)
2) What could be the approx cost of construction for (Stilt (Basement Parking) + Ground Floor)
3) Having a plan of constructing house with Stone Cladding design
3) Please share with me if any of you got good Floor Plan or Photos

1. For 60x40 I had to bribe 15K, plus some 7 K for the agent. I feel I ended up paying high, should be slightly less if you talk things upfront, which I did not do.
Official DD charges came to around 40K.
2. Totally depends on the area of construction and quality of finish you are looking for. I think you can assume somewhere between 1500 to 2000 per sft to be realistic. Since you are going for basement, expect some costs there for the concrete retaining wall, floor etc.
3 and 4 are totally individual preferences. For 4, you can try looking at floor plans and elevation plans of villas in some builder websites. But finally, the plan has to suit your needs and taste.

I am almost ready to submit docs for plan approval. I intend NOT to pay any bribes or agent, since I have zero violations of the bylaws. I wonder why people have to pay a bribe? Is it because your plan / actual construction has violations?
Note that plan approval is covered under "Sakaala" and the authorities have to approve or give a reason for not approving in < 8days.

Yes, As per BBMP rules you have to leave 5ft front and 3.3 ft all around so totally you can build only 660 sq ft including staircase per floor.
Will it be possible for you to built like this ?
So this is a know truth that No one will built like this and if you get a approval saying you will not violate the sanction plan. Point will be noted and definely your area Junior engineer will come and inspect and take the bribe with interest later.
Note : To collect the bribe BBMP have a good network.

For 60x40, the rule is 1 meter in sides (3.3 ft), 2.5 meters (7.5ft) in the front, 1.5 meters (5ft) in the back. The stairs I think should be 4 feet wide.
I am leaving 5 feet sides and back, and 17 feet in front. So, I am leaving way beyond what is required.
I did not have the time to go to the BBMP offices multiple times to follow up. I asked my contractor to get it done, and he used an agent. Despite that, it took me 2 months to get the approval. I had to finally go myself and talk to the AEE, who fleeced additional bribe from me. And those guys even told me not to write the date when I was signing on the "received approval" page, so they can put a date within one month to show compliance to sakaala. If I had said no to this, I am sure they would have come to my site later and found something or the other and created problems. Like they say we should not put construction material on road. Is that really possible? The labour who comes to unload the sand invariably unloads half the load on the road. Can one sit waiting till that guy comes and make sure he does it right.
Overall, may be I did not deal with it properly. You may want to try going the right way, but be ready for this if things do not move and you do not want to eternally wait.

I just made my first visit to MUDA (Mysore). for a 40x60 site, the setbacks are 6'7" - 7'5" - 3'4" - 5'9" It seems MUDA follows "old" document (Annexure II). Blr probably you are using "new bylaws" which are in %ages.
I was also told if the total plinth is 0-150 sqmeters, one carpark of 10'x20' is needed. If > 150sqmeters & < 250sqmeters, TWO carpark lots of 10x20 (ie 20x20=400 sqft !!) must be left WITHOUT overlapping on setback ! So there is hardly any land left to build a decent house. I had to redo the floorplan. am sure the staff in MUDA will spring more surprises....

For the building approval plan, you pay a hefty tax valid for 2 years. This is for the purpose of letting you unload the material at the construction site. Yes, this slips over to a larger portion of the road sometimes, which will have to be cleared to the best possible extent ASAP. As long as the traffic is not obstructed, it is fine. Getting a building plan approved is no rocket science, because, 99% of the people will end up "not following" the approved plan. They will have their own working plan. Hence, approaching the BBMP directly would have avoided you of the sundry costs going to the contractor & the agent.
PS: for trucks which unloads manually, there should be strict instructions to unload the sand within the acceptable boundaries, failing which there will not be a payouts. This however is unavoidable in tipper trucks.
