Steel prices again increased, i gone yesterday and for prime gold which was 45500 3 days before now asking for 48000 as price got increased.Anybody recently purchased the steel?

My mistake....i visited the factory last week to place the order. Yes, the cutter slabs are hand polished - meaning, the brush arms are manually guided over the slabs. The gangsaw slabs are "line polished - automated polished", due to its sheer size, the human hands won't reach the beyond a certain limit.
The quality of the finish as I mentioned earlier would be the same, when done properly.

I purchased the Burma teak cut size for 2875 pcft + rs 50 planing + vat. for a total requirement of 105 cft

Since all the guys here are buying the materials themselves, I assume that you have given labour contract and not the construction contract. How do you oversee the work ? Is there some engineer/architect who does this ? If you buy 20 cement bags, how does one know that all 20 bags of cement are being used in the construction and not that 15 bags are used and remaining are pilfered ? Sorry for the naive questions.

labour contracts are only successful if you have your family members/ trusted people who oversee the works - this should happen religiously on an daily basis. Engineer/ architects do not fit into this category....i may sound harsh - this is reality. full contracts are again successful with trusted builders. Yes, there is a price to this, which is almost 50 - 60% of the total cost. Good ones do not work with a mark up less than 30 - 40%.

What ever m3_07 said is true, an architect is not fit for site monitoring works on a daily basis. Its like asking a doctor to do nursing work
Every thing comes with a cost. Labor contract need a daily monitoring ,not just monitoring but a full time family or close relative person should be available at site all the time only then you can control if no of cement bags,steel are matching.
In case of full contract ,contractor will consider all those additional costs in his quote. Because he knows that it next to impossible to save those bags of cement,steel especially.
I am not sure if a contractor can make 50 - 60% profits ,to my knowledge their margins are ranging between 15 to 30% which is fare deal.In case you go with labor contract you will not save the 15-30% contractor margin cost but you can get a better quality.you should consider the cost of your transports,co-ordinations,personal time spent,wastage, redo works, delays (its common in both cases ),risk of labor running away in between the work etc....
