I think they must be joking you can start from 1000 and settle for 1200 psft. Site holders in bsk 6th stage are despearte to sell now. The rate in that area for best site is 1500. You can get them as low as 850/sqt in some blocks.
this is sounth facing..so not more than 1000 in any block.
show them the cash and they'll follow you. nobody is investing in ghost areas anymore these days.

Hi Guys, i went to this "ghost area" about week back (Feb 2010 - last week). This is truly ghost area in all respects. Even at 1000 psft this is fully priced for next 3 years. There are more real estate brokers than built homes in this area. I did some inquiries - nearly 90% of these sites are now held by brokers (meaning they have an agreement with original seller/allottee). In such cases, the actual selling rate is far less. These brokers will add their gain of Rs.200 or even rs. 500 psft and then make the whole thing 1500 or even 2500 psft.
Real sellers are under illusion that the real rate is >1500 and they arent selling. Many of them arent under any pressure coz they have reinvested money. But this is not going to last and soon there will be selling pressure.
What is easily forgotten under the umbrella of speculation and frenzied buying is that this place is really far! Can you imagine coming to MG Road/Residency Road/St. Marks Road or even electronics city to work everyday? it will be a nightmare. I am not blaming the infrastructure conditions here: my humble opinion is that basic factors are forgotten and seems like "emperors clothes" story to me

what you mentioned is very much true. Here only the brokers are holding the prices. No original seller/allotte have any idea about the worth of their plot.
The only job of all these brokers is just roaming in all these vacant area in a bike and if they find anyone roaming there looking site numbers or the Area MAP on the road side, they approach you immediately asking R u looking to buya a plot? i can show you very good plots, what is your budget capacity? cash or exchange? sellers are not interested for buyers with Loan facility, they need only cash.......etc.
Funny thing is in the recent months few people started rising their prices saying Real estate is booming again / Economy is improving, Company's started Hiring blah.blah.blah. The only Plus point they've in their side and repeatedly claim "is Its a BDA Site". If there is any big size plot or vacant area, they project this area is reserved for BDA Complex, In future this will be the central commercial area. If you buy right now, you will be the KUBERA of this area in next 5 years.....etc
Inspite of X,Y,Z reason, where are the buyers and why there is absolutely no civilian progress, even though the layout formed almost in 2002.
No Broker has the answer.
