you shd go to st. engg first, he may slightly change your plan to align beam and column, other than this he can also share pratical experince. Once you have forzen this plan then go for the plan approval which i think you are mentioning as 'guy next to BDA office'. With this your working plan and approval plan will closely match.

first u need toget sanction plan from bbmp for that u need to check with the engineer n after getting approval then u can take ur plan n discuss with engineer

Dear All,

How much time does it take to get an plan approval normally.

For a single bedroom ground floor and a 4 bhk duplex how much does it cost all inclusive (fees & under the table).

Please share your thoughts.

This is the quote I got from my known person for plan approval.

Build up area 225 sq mts

• Plan sanction fees 8400 approx
• Road cutting charges 25000 approx
• Labour cess 16,500 approx
DD we shd take for all these
Drawing 3,000
Sanction chgs 17,000
Total 70,000

Is this right charges or Am I being taken for a ride...

My friend paid 10K for plan sanction & 5k for drawing through agent.

Santro,

Can you give more information as how many floors the plan was ,how many squares was the built up area ,what is the type of building ,how big the plot is etc..will give clear picture.

My plan is for GF/FF/SF & on Third floor a room and terrace.

His plan is GF/FF & SF overall area is app 20-21 squares

What about other charges mentioned like labour cess,road cutting,plann sanction fees.You mean excluding all these fees 10K was paid.... to sanction plan....

Magblr,

As intial step he paid 10k as bribe amount and 5k for drawing charges ( drawing as per BBMP) once drawing completed BBMP person told he will provide the quote for other charges which you mentioned.

Hi magblr, you said you are planning ground floor for 1bed room for rent, can you post your ground floor plan, I am looking for similar thing?
