Prices are high on 9, 10 and 11. The increase is steeper than other layouts because Anjanapura prices were lower than BSK or SMV. The prices were lower because of connectivity, which has been improving. So people who have seen ads for last year or even 6 months ago are under the impression that the price is artificially inflated. It is not.
Regardless of the price, always negotiate a price with the owner and not with the broker. Any broker that does not divulge the name of the owner is dishonest. Please don't entertain such people. Inform them it is easy to find the owner from BDA office. I have done it a few times myself. It is not a big deal.

Dont know about the current prices. My knowledge is of 1 1/2 years old when I was in the fray. I agree it is difficult to finalise on a property, having said that it is for everybody.

Thankyou for your message. I meant to say that owners who are desirous of selling their sites are not seeing the price that RE brokers are quoting for buyers. To give you an example, I overheard an RE broker tell a seller on the phone that Anjanapura 10th block does not currently have underground drainage system and water connection,and not expect a fantastic price, ironically I was sitting in front of him and without batting an eyelid, this guy has the nerve to try and sell me this very site with atleast Rs 300-400 marked up price.

You are exactly saying what I meant in my previous message. Yes the brokers are experts at getting the deals directly from the owners. They are re-sellers and harass the sellers after making an agreement. So sellers need to watch out and not get into a trap. But on the other hand, it is also risky for the owners to make an agreement with a direct buyer without knowing about such a person completely.
But with regards to rates, I do not think that the owners will be ready to sell at lower rates. For eg, I bought the site directly from an owner five years back in Anjanapura. I had seen atleast 20 different sites shown by various brokers. Most of the Sites were from resellers and many negotiations got cancelled because the deals were not real. But the final deal that I got with the direct owner was at the prevailing rate at that time. It was not very different from what the brokers were quoting. You may get a variation of a maximum of 50 Rs/sqft. But not more. Definitely not 300-400.
The only advantage that you may have when you buy a site from a direct owner is the saving on the commisssion and possibly prevent cheating(I have known sellers getting stuck for several months and sometimes a year because of agreement done with resellers and their goondaism). But the downside is - how do you trust the other party? I know about a case where the same site was sold 4 times to four different parties. But with broker, the risk is a little lesser..
The rates of 3000-3500 being quoted at 10th, 11th block for 30x40 is for real. If you go for higher dimension, it may be a little cheaper. It is not a hyped up price. This is the escalation which has happened because of the news of metro connectivity as well as the extension of 80 ft road to BG road. This is true for any layout. How much was the rate at Devanahalli before the announcement of the airport?

I've been searching site in an around JP Nagar, 9th Phase Anjannapura, 10th & 11th Block from last 8 months.
During this course, I came across many agents and owners. Definitely the Prices have increased so much and there are no owners who are ready to sell their sites. When i started searching It was 2200 to 2500/- and now it has become 2900 - 3000/-also only ideal 10 & 11th block are ready for construction.
Because there is Project of IRIS constructions which is getting started from Jan 2013 to Jan 2015.. and they are quoting the price of 3000/- which is apartment after all.
If u get it for 2900-2950/- it will be a good deal with owner directly.
I know some of the owners If u want to buy site directly at.
Because of the following reasons.
1) Connectivity between Anjanapura to Kanakpura Road is shaping-up will with 100 feet road under hi-tension power line is getting improved with pavements and greenery under the hitension line.
2) Here is distance from 3rd block to important places.
3) Puttenahalli metro station - 4km
4) JP Nagar ring road - 6km
5) Jayadeva Hospital - 10 km
6) City Railway station - 16km
7) MG Road - 16km

I had some similar doubts after visiting Anjanapura and BSK 6th stage as compared to areas around electronic city. When I went with brokers to look at a plot I could see no road and no drainage and the price quoted was 3000. One broker even made fun of me when I asked if this was really the actual BDA layout or a private layout. If metro connectivity is the reason prices have increased the prices ECity is also slotted to get the metro line same as Anjanapura. Then why Anjanapura which does not have basic drainage and road connectivity quoted more than these layouts in ECity which have good connectivity and all basic amenities in place? I had posted a query on this earlier and got some good replies too. Unless BDA starts work at top speed IMHO areas around ECity are much cheaper and chances of living there in the next 3-4 years are much better. But once all facilities are provided maybe after 8-10 years value in Anjanpura might appreciate more since it is a BDA layout? Just my opinion after searching for a plot for about 2 years and comparing the areas in these two belts.

Electronic city can never be a proper residential layout such as Anjanapura or BSK 6th stage. The residential layouts which have come up near electronic city are hapazard and the Civic amenities available for these layouts can never be well planned. But Anjanapura is a well planned BDA layout which, in the longer run can be like Jayanagar. It has the advantage of being a residential layout with proximity to electronic city through Nice road.

The Running rate here in 10 & 11th Block is 3100-3500.
Because of the following reasons.
1) Metro 2nd Phase last stop is till Anjannapura which is suppose to get completed by 2017.
2) ERIS Apartment which is getting started in 11th block which they are quoting is 3000 per sq ft. which is suppose to get completed in 2015. so imagine what the prices land will be that time?
3) Thanks to Anjannapura owners association forum
4) They have put stone crushes on the road.. i guess slowly the improvement will begin.
5) 9th Phase for a 600 sq feet duplex home will not cost you not less then 55 lakhs.. Instead of that u can buy a site of 1200sq feet site plus spacious house.. just a distance of walk able.
Guys please add some points if you feel like
