Hi
Could someone tell me what is the approximate construction cost per sqft nowadays?
When i inquired a contractor he told me for a medium type of construction it costs 3-4L for 1 'chadara'. Since 1 chadara is 100 sqft isnt this too high when calculated at even 2000 per sqft? Bcoz when i searched on the internet even as per recent advertisements ppl are quoting 1500-1800 psqft. Is my conversion of chadara wrong or do you think the contractor is including additional things which the per sq ft cost does not include?
I know that the answers I get will be purely approximate and depend on the final design and materials but still it would give me an average to expect when talking to someone since I have absolutely no knowledge on this.

You can build a decent home in the range of 1.3 to 1.5k per sqft, however this is never a good way to start research or discussion with contractor.
Start with homework,
1. Make a initial floor plan
2. List out your requirement inlcuding room sizes, carparking, materails like granite or vetrified, quality of maternails to be used like jaguar fitting, brick or cement blocks etc., create most possible detailed list
3. Run it through few friends who have completed their house, include input from them which you think meets your requirement
4. get a architect to give you item estimate and cost estimate for your plan
Then only you can go to contractors for rate disucssioin. You will get more accurate cost detail as it will be for your requirment.
If you start directly with price/sqft discussion, contractor will build the house per his requirement , any chagnes to his specificiation will end up with cost escalation

Thank you Mahesh for the detailed reply. It helps a lot in starting. However I was a bit worried at the cost quoted since I was also under the impression that building cost ranges between 1300-1800 but the cost quoted was almost double. Hence wanted to confirm that the rate I had in mind was not the rate of 2001

Mahesh's post is very sensible. The best way to go about finding the cost of construction is to get your plan finalized and then approach a quantity surveyor.
The cost of const. varies based on the type of building materials used and can be broadly classified into 3 categories:
Economy: Rs. 1300-1400/sqft
Mid-range: Rs. 1500-1700/sqft
High-end: Rs. 1800-2000/sqft
Specifications
Item: Economy; Mid-Range; High-End
Flooring: Vitrified Rs. 70/sqft; Vitrified Rs. 100-150/sqft; Granite/Marble Rs. 250/sqft
Switches: Cona; Anchor Roma; Anchor Ave
Interior Paint: Distemper; Plastic Emulsion (Berger); Plastic Emulsion (Asian Paints)
Exterior Paint: Snowcem; Weather Coat (Berger); Ultima (Asian Paints)
Wardrobes: Particle Board; Block Board; Plywood
Kitchen: Simple cabinets; Modular Kitchen; Italian Kitchen
Exterior Look: Box Type; Sloped/Tiled Roof; Granite cladding
Doors: Steel Fabricated; Honne/Sal frames, flush doors; Teak wood
Windows: Steel Fabricated; Honne/Sal frames, UPVC Sliding; Teak wood with UPVC casement

Some people do end up spending upto Rs. 2000/sqft and some spend as little at Rs. 1300/sqft. It all depends on what features you want and the quality/brand of building materials used.
Having said that I still think it is better to go for a item-wise contract than a rate based contract. Item-wise contract works out better for the client and leaves less room for disputes.

I have gone Item-wise contract for my project. It helps to bring in another party if your current contractor does not fit your requirement at any point of item (it becomes like a "modular" construction). Make sure you discuss with the contractor about substitution before signup and include the clause in the contract. I suggest for each item, have a clear break up of material cost and labor cost. That way you can handle the situation better if you supply or substitue material for any item.

An accurate item-wise estimation can be provided after the plans are frozen and when you know exactly what quality/brand of materials you want. Please consult with your architect first.

Can sombody tell me what wil be the cost for itemwise estimation for G+2 house in 30X40 site ? Similarly what will be the cost for structural diagrams. Also what are the detailed diagrams / estimates etc., to be made before starting construction ?
