it was 18 cft of teak wood including frame. the workmanship including cnc carving + pu polish + labour will come to same as the material cost. so effectively it came close to 1 lakh.

Dream_home, Congrats on your new home which is really well built. Could you please share some more photos as well as tell what is your plot size? How long did the construction take from start to finish. If you have the time, can you please summarize your experience for other members and also what pitfalls to watch out for newbies like me. Thanks in advance.

1) Cement - Birla super 53 for all structural work, Zuari 43 for all plastering work
2) Steel - Prime Gold TMT FE500 which is ISI standard
3) Brick - any make which doesn't break when you drop it from 5' height and doesnt start disintegrating after 24hrs in water
4) Wires - yet to research
5)Switches - yet to research
6)Sanitarty wares - hindware and jaugar
7) Wood for main door & Room doors(Frame & Shutters)? Sal for all frame, teak for main and pooja, fly for room doors, flush for bathrooms
8) Sand- always river stand, coarse sand for structure work and fine sand for platering work
9)Paints - yet to research
10) Jalli stones - we get good quality jalli stone in b'lore and at good price due to local quarry, no brand/make. it should be clean or with only quarry dust

Before starting the construction i spent nearly 2 months working on our requirements/floorplans/visiting diff engs.
I started off the construction in march 2011 by giving full contract to an Engineer, whom i got it by reference. I was very careful in paying the amount in advance to him. Based on the amount of work done i used to release the money. Even though i had given full contract to this eng, i used to carry spirit level and tape daily to the site. I used be there after my office hours and used to check the work they executed. i was very particular about the 90 degree as i had rxd the feedback that they do not follow this. When barbending was done i ensured that i read the structural diagram and looked out for the spaces between the rods, the thickness of the concrete they are planning, the size of the rods used, the beams width, reinforcement so that beam does not buckle, the rmc m20 mix should have less dust and should be thick, proper use of vibrators while erecting columns, all the wall corners should be exactly 90 degrees. Randomly used to chk the cement bags and also checked the amount of steel used.
The engineer behaves and conducts himself properly as long as he is getting money whenever he asks. The true face of the eng will come out once you start controlling the amount you are disbursing. My eng started asking for more amount than what was completed, and he started charging extra for which it was in his scope of agreement. Suddenly one day he vacated the place with all his labour. By that time i have paid him 2 lakh more and that amount i lost.
When he left 45% of the construction was done, civil work still was pending. There is always a tendency to reduce the amount of steel used when you go higher floor, watchout for that if you have plans to have additional floor. Usually for pillars from 16 mm rod they will go down to 12 mm rod, 20 mm will go down to 16 mm look for it.

Later i got hold of a good watchman who understood the construction procedure and was knowledgeble. Actually he was working as helper for masons. As i was working it was impossible to be at site place in morning time. So i paid a premium to that watchman (100 rs more/day) and ensured that he looks after the material at place, overlooks the mason's work also overlook the work done by other teams like plumber/painter/electricla/tiles ppl/carpenter and report to me every 2 hours once over phone. Evening i used to visit the place and used to tell each team what is expected what needs to be completed. For nearly 6 to 7 months after eng left i managed the show.
For each work which needed sub contracting i did lot of study/negotiations and finally when it come to zeroing on a person i used to talk to him as if i am very much learned person in that field and they used to feedback that i might have constructed several houses.
The more you get involved, the satisfaction you get is immense. For eg, when tiles were getting laid, i used to chk the joints where all the 4 tiles meet for unevenness. I can tell proudly that all the tile joints are inspected by me. By doing this the layer was extra careful in doing this. First day itself you have to set the standards right. Mine was 3' x 3' imported tile and should be laid like granites hence layer took extra precaution when i used to highlight the quality i am expecting.
During finishing stages, where more money is spent on items like/cp fittings/wood/doors/tiles/bathroom commodes sinks/ you have to visit several places, find out the Dealer price and what percentage disc they can offer and understand the terminology to get a better deal. For eg for zeroing on my modular kitchen and wardrobes i might have visited 7 to 8 factories, taken quote from several carpenters and then when i am about to select a person i have the answers to the jargons vendor is telling to dis-illusion you. They will always magnify the small thing and make you feel that everything is costly, but actually that small item is just 5% of the total cost. what i want to highlight is that you need to know the process and stages. this you will come to know when you visit more places and talk to more people. be a careful listeners in the initial stage and you will get all the answers you are looking for.

Finally i moved into my house in May 2012.

Would it be possible to share details of vendors for the materials you purchased and approximate market price. This would be very helpful.

Dream_home - you have done a great job keeping cost under control and getting what you want with the house. My friends father back in the 60's had similar issues with his house construction - taking too long, not getting done etc. So he decided to complete it on his own, and what a beautiful house they have (to this day, they have not done any renovations and the house is gorgeous). Looking at that, his friends and relatives started asking for his help and slowly he got into that business. He had a roaring business till about 6 years back, when he passed away. You have a great opportunity to start a business. Congrats and good luck. Would love to see the pictures.

Thanks dream_home for the detailed explanation. Can you please tell the size of your plot? The house and surrounding garden likes spacious and appears to be a very big plot.
