First Steps in Construction.

Dear All,

I am writing here after a long time. I am planning to begin construction of my dream house shortly and looking for builders. I happen to get in touch with long time friend who is a civil engineer and building houses on turnkey basis.Last weekend i visited along with my father and saw his work and also spoke to the owners of the building and they have spoken good about him and my father who has previous experience also felt good about his quality of work.

Approximately he has quoted 1,55000/per 10squares(Chedra) with decent materials.But what he says is first lets work out on the plan based on my requirements and then can work out on the type of materails I would need for the house and then later he would provide me with cost estimates.

He said he will provide cost estimates and then based on cost estimates he will provide me detailed specificiations of every items and services he will provide and how much payments needs to be made at what stages.This means complete planning and budgetting of the project.

I would like to know from the knowledagble members in the forum is this the right approach to start and is my freind right in suggesting me this process.

Sent you a PM. I would say, talking to many builders before finalizing on one would be better to get an idea about current rates that builders are charging.

Hi May i have the contractor Number , he is charging Reasonable .

Hi magblr,
My suggestion, spend sometime learning about construction. This forum is a gem of all knowledge base. Once you feel you have sufficient knowledge, get consutling service from engg for drawing and quality check at the site. Do your own construction with a mastri. This sounds like your time will be more required at the site but here is the reality, when you go with builder/contractor you will also be required at the site most of the time to monitor or else, work and material will be of substandard immaterial of whatever promise they make. Sometime even when you know you have been cheated you dont have a proof or experince to aruge with them as you were not at the site when the job was done.
Some might argue that mastri too can cheat, but when you have knowledge on this domain scope of cheating will reduce.

Check if you can rent a house near to construction site, visit site alteast 2 times a day and plan all major work on weekends or during holiday or take off from office on those days.

Lastly and most important, keep posting your questions and experiences on this forum, if today we are taking help tomorrow should be helping someone.

Hi magblr,
Your contractor quote was 1,55000/per 10squares . How much square you are planning to construct.?

Friends,

Thank you for your inputs. I have asked the engineer to start working on the plan.
My requirement is like this

Southfacing plot 30/40

GF-Half stilt with car parking for 2 big cars & 1 BHK for rental purpose
FF- Kitchen/Living/Pooja/Dininig Toilet and 1 bedroom for parents
SF- May be 2 or 3 BHK depending on how plan will come
TF- May be 1 room here & terrace.

I do not have the exact sqs that will come out but will have to wait for the plan to be forzen and then calculate the squares ,identify the type of materials and then come out with a estimate.

I have started the ground work now but will only start may be in Jan 2013 only .

I think best you can get is 550 sqft for stilt + 850 sqft for FF + 850 sqft SF and 150 sqft for TF = 2400 sqft.

Do you say that apporximately 30 sqr (Chedras) for my requirement.
