Basement parking & couple of vasthu questions

I started my initial discussions with an Architect. I have a 40*60 site. Few questions based on the initial sketch he gave

1. I'm debating between basement level parking and GF parking. Architect says water will enter into basement parking; I see houses where they have a grill near the entrance for basement parking on the floor (to let water drain away). Should that be OK ? Or will we end up with lot of water that will overflow even that 'floor grill' and need to be pumped out ? Anyone with basement parking experience ?
2. With basement parking, the living floor becomes "raised". Again, anyone with this kind of setup - can someone give pro/con for this /
3. Per vasthu, should there be a line of sight from entrance door to a rear door ?
4. Mine is a North facing site, but per my specs, Architect suggested East facing door, again, is Vasthu ok for the same

I read some other posts about setback/side vacant areas. Per my sketch, I get abt 6' in front, 3' all around - I really wanted space for small vegetable, flower gardens. Architect says, side space cannot be utilized for garden anyways. is that true ? He suggested terrace garden/....wondering how feasible it is.

Not sure about your other questions, but per vastt; the main door should be towards the road.

I have visited some houses with raised living room due to basement below and did not like them. There are changes in levels within the house and if you have anyone on wheelchair or even aged persons/kids - it is a risk. I'd advise against raised floor just for living. (If the entire house is lifted that's OK, probably)

I am in Mysore, I was told the offsets are 6'9", 5', 3'3" and 7'6" (Left, Back, Right and Front) for a 60x40 site. No documentation seems to be available online for such things

Basement parking is not easy. A clearance of 7'1" is required for a SUV to go inside. Assuming 1:5 sloping, this requires minimum 6' set back till the entry. This gives around 27 degree angle. For i20, the max clearance is 29degree. Another 10 feet slope is required after entering. This makes it a requirement that you can go appox 4.5 ft below road level and house should be 4.5 feet above road level. You will need a portico which is 2 ft above road level and another 2.5 feet of stairs to enter the house. This way you can have a house without split levels internally.

Can you please clarify the following?

I am increasing my site height to 3 feet from the road level with a slope in the entry gate. What would be the clearance/slope which is needed ?

I looked at the Same aspect during my house construction, given Bangalore infra structure it's difficult to say that rain won't cause havoc to a basement if the area storm drains get blocked. My neighbors house gets clogged with 3ft of rain water every time it rains, it's a pain to deal with it. Some one has to be present at home always during rainy season. Tropical climate invites. Roaches, rodents etc.. Ppl say if area is at a high level it's ok for basement. You also have to consider the rain directly falling in open area. Reversing is not the only way of flooding. A heavy down pour into a open are can also cause flooding. So make sure you cover open area around basement.

Some ppl have started using basement for gym, game room etc with door from inside the house, that way no external flooding can occur.

In terms of set back u can always download 2015 master plan online wi h describes everything. 60x40 it's 8% back,sides. 12% in front.

For slope calculation use sin theta calculation. Lot of online tools are also available.

Hi Arjun,

as per the document http://www.advantagekarnataka.com/images/pdf/Bangalore-Development-Authority-Zoning-Regulations-RMP2015.pdf and your statement (which match) for a 60x40 site the set offs will be

Front 7.2'
Rear 4.8'
Left 3.2'
Rght 3.2'

However, architect here (Mysore) seem to insist the Left/Right setoffs as 6'9" and 3'3" . Which one is correct? Or is Bangalore and Mysore having different standards?

I am also planning for a basement parking ..by lifting the first floor to required level.. My question is, is there any regulatory issue to construct a basement parking for home ? do we need to take permission ? if so what is it and what is the turn around ?

your plan approval will be the only thing you need to get. If the plan shows the basement parking and that is approved, then you are good to go.

The setbacks for mysore is defined in the CDP 2011. One can get this document by paying 100 Rs from MUDA office. The current set backs for 60x40 site are

Front 2.25 meters (7.38 feet)
Back 1.75 Meters (5.74 feet)
left 1 meter (3.28 feet)
Right 2 meters (6.56 feet)

When a car garage is proposed on the right side, the minimum set back shall be 3.0 Meters

These setbacks are going to change in the near future. MUDA has circulated a draft CDP which can be viewed on their website. Once this CDP is approved, the setbacks will change.
