All,

There is a cooperative formed by The Health and Family Welfare Employees Housing co-operative Society Ltd is coming up some villa plots project in Doddaballapur and on IVC Road. They named the project as Health City. I have visited both the site location and found a decent one. Cost wise is also very competitive. Has any one in touch with the developer of this project or the society iteself. I would like to understand

1> How authentice are they
2> Legally how safe are these two project

The layout next to Health City is quoting a price of 1200/sqft. I heard it is first come first server basis in Health City so is there a probability that we pay all the money and site wont be alloted??

Its a cooperative society so its for sure that it will take some time. They say its 30 months and 4 months had already gone, so left is 26. The Price is 675/sqft. Its less only but u need to have patience when you are buying from cooperative society. Presently the market rate at that area for private layouts is Rs1200+/sqft.

my experience with one of the housing cooperative society is : they took almost 2 years more than what they had promised initially, to allot and get the site registered. They asked us to pay 12% extra from their intial price during the development phase, quoting various reasons. I think you should ask them for a copy of byelaws/rules and regulations of the cooperative society and look at them in detail. I've also heard that some societies have rules like you are supposed to hold the site without selling for a stipuated time, etc.

There is a society called B.S.N.L Employee's Welfare House Building co-operative Society Ltd. I am planning to visit their office to collect the relevant documents for verification of the project "Telecom Aero Park Township" which ~6Km from ITC (NH207). Do you know anything about this society or the project ?
Can you please let me know what all documents i should ask for ?
You inputs will be highly appreciated

I just checked the "B.S.N.L Employee's Welfare House Building co-operative Society Ltd" website and seems to be a good project. Have you checked the credibility of the builder and member? Is it safe to invest?

Hi,

With my experience better avoid new societies since they have not completed single project in Bangalore. If you refer the telecom aero part sometimes last year they have put some board in the site now that board is absconded . I would suggest personally go and visit the site and take papers (not sure whether they will give that paper right away since it will be with the developers).

Finally to conclude since these society is very new you have to take a risk and project may takes at least 5 years from now....
