Hello all !

I have few doubts with regard to registration.

1) What documents are needed for registration ?

2) What documents will be given by the builder post registration ?

3) When will the EB and Khata will be transferred to our name ?

4) Does sale deed document in my name means that the house registered under my name or Do I need more documents ?

5) Can we register an apartment in two names ? If so, does it mean, if I sell my house in the future, two people signs ( present in reg doc ) are needed ?

6) Will service tax increase from 10 to 12 % increase my cost of registration if I tend to do the registration post March 31, 2012 ?

Dear sethu,
Reg question No.1: You need title deed of your vendor,Khata certificate and recent tax paid receipts, along with filed applications with Sale deed are required for completing sale transaction in the office of Sub Registrar.


Reg question No.2: The Builder should hand over all the photocopies of the title deeds, Khata certificate, Conversion order and other approval from competent authorities, Approved lay out plan in case of site OR Approved building plan in case apartment and other documents as case may be required. On other hand if your purchasing from Individual owner , he will give all the original documents which he is posseing at the time registration.

Reg question No.3: Khata will be transferred upon the application of the purchaser and after payment of the requite fee with concerned authorities. After payment the authorities will call for any objections if any, and after waiting period Khata will be issued in the name of purchaser.
Reg question No.4: Sale deed is the the absolute title deed to the property , no other document is required as a title deed,but for the better enjoyment of the property Khata certificate and other revenue documents are required.

Reg question No.5: Property can be registered in the names of Two OR more persons, and they will become co owners of the property. In future one of the Purchaser alone cannot sell , but by taking Power of attorney or Release deed any one of the purchaser can sell the property. Otherwise All the persons whose name found in the deed are absolutely required to sell.

Reg question No.6: sorry ?
