Looks like you did not choose the contractor way and doing things yourself, any reason?, I understand this method takes a lot of ones time.

I did not give it to a contractor as my Engineer (who is also an Architect and a contractor himself) informed that there can be a cost between 15-20% more if you give it to a Contractor. I know its going to take some more time, but since I know a couple of material suppliers (Sand, Jelly, Cement, Steel) I get these materials myself. Btw, I already know the mistakes I have made, and I hope to learn along the way. (The mistake is, Dont give earth Excavation work per CFT, If you know the JCB owners and get the earth excavated through them, you will save 50% on excavation works for Sump, foundation etc). From my side the excavation is already done, so hope no more excavation blunders anymore.

i got after searching nearly for 3 months. I saw his previous projects and it look good. this is price is to build using bricks and not cement blocks

Did you finish your construction ,if not its too early to recommend some one with out testing.This is just a suggestion i might be wrong in a case .

My contractor is quoting 1450/- and is one person who insists on Structural drawing and building based on that, others were not. So any comments on how helpful structural drawing is for residential houses, I understand it is needed for bigger building, where the load factor is key.

From all the discussions in this forum and with people in the construction filed, I believe the cost of construction is around Rs. 1500-2000/sft.
Can someone clarify if it will cost as much per sft of basement also? If we do not construct any walls etc, or use any flooring tiles etc in the basement area (mainly use for parking), would it still cost Rs. 1500-2000/sft. If yes, what is it that will make the basement so expensive.
I am in the planning phase of my house, and want to decide if I should go for a basement or not based on cost.

Hi,
Basement used for parking will not have internal walls ,flooring not may light points etc... but you need to excavate the earth ,footing depth will be more,column steel will be more,all the surrounding wall are RCC walls equal to slab cost ,floor concrete ,water proofing plastering for the retaining walls is must,rainwater sump ,additional motor with power stand by,on top of all the above for sure you meet with some or other surprises while doing a basement.
So a basement cost will be more than a regular structure cost above the ground.

I agree with your excavation cost point ,which even i learnt very recently .Excavation per cft will be 50% more costly than direct jcb deal.But the catch is that we need to fix up the levels and borders to guide the jcb guy.Since mass excavation will happens at the very initial stage of construction marking is a crucial part,if we excavate more end up spending filling it back,if less end up spending manual labour.

Yes, I agree. The best way is to talk to your mason and ask him to get this done and pay him for his services. This will work out cheaper. Definately I agree that it costs 50% more when you pay per cft for excavation.
