2. Size details - For Plots - 30/4o 6th block
3. Facing (which side the plot faces ----west
4. Information about developer / ----- i am the owner
5. State if it is a BDA plot or not. ------ yes bda plot
6. Approvals - BDA, BMRDA, BBMP, DC conversion etc.------ BDA katha
7. Price info - price per sq. ft and total price.---- 2750 Rs per sq ft
8. Contact info - preferably both email and phone, or at least one.------- 04424730273
9. If direct seller or Broker. direct
10. If Broker - post the fees/commissions you charge. NO
11. Only one property can be listed per post /topic yes

Most of the prices mentioned by the brokers are not the actual price..they increase 500-800 rs/sqft. I visited BSK 6th stage and got an offer from 2 differnt brokers fro the same site for 2500 and 3300. Both the people are not letting the owners direct contact..Its is always better to deal with direct allottess and avoid brokers.
Its all in our hand..if we ignore brokers in the first place..then they will not come..

Brokers are useful only in getting touch with the actual owner. There is no point in negotiating anything with the broker. Usually brokers charge 1-2% from the buyer although it is very hard to justify this amount. Getting a phone number shouldn't cost you several thousands(or lakhs) of rupees. If the broker refuses to give the name of the owner, you could do the following

1) Tell the broker that you can easily find the name and address of the owner given the site number. All you have to do is to go to BDA office and speak to someone there. The broker is better off disclosing this information and thereby earn some goodwill.

2) The owner could be diseased; gotten land through SC/ST quota; some other quota; HUF situation; written a will to someone etc etc. So it is imperative to get the owner to a real estate lawyer in person and verify all the documents. Any good real estate lawyer can quiz the owner for a few minutes and tell you whether there is something to worry about or not.

Unless the broker is really trying to hoodwink you and run away with your money, there is absolutely no reason why he would not disclose the name of the owner.
