Wanted 30x40 on Kanakapura Road

Hello,


I am looking for a 30x40 plot in a good layout near and around Kanakapura Road.

1) It is not for investment. So the area must have reasonable amount of houses. So not interested in layouts like BSK 6th stage or Anjanapura. However, i am okay with 11th Block of BSK-6 which is close to Uttarahalli Main Road.
2) The plot must be in a good layout with clear documentation.. This is the most important criteria.
3) I am not very particular about site facing.
4) I have looked at layouts like "Bank Officer's colony", "Judicial Layout", "BCMC Layout" etc. If you have a plot here and you are willing to sell it, please reach out to me.
5) Direct owner preferred. Though okay with reasonable brokerage.

Why dont you look in JP Nagar 8th phase( may be 2nd block as there are lot of houses there) too ? its hardly 4 KMs from Kanakpura. Why I suggest is , even I was also looking in all these Bank Officers / Judicial Layout and all. But of all , I liked JP Nagar as best and bought one there. No intention to promote this area , but thought of sharing this info, thats all.

My budget is around 20 L for the 30x40 site. So, probably 8th phase is going to be costlier than this. Can you tell me what is the approximate running price over there?

Also, i have never been to 8th phase and so have no idea about this area. However, i will surely visit that area to explore options while buying my plot.

Current running rate there is around 2400 psqft..

yes..pls drop a note to m4kpm4@gmail.com and i can share his contact details...he is a middle aged Kannadiga...my experience with him was extremely good ...he was recommended to me by one person settled in Anjanapura when I casually visited his house for knowing generally about the area...poor fellow was there with me for about 7 months during my plot hunt...in between i offered him some small pocket moneys which he rejected and told that "sir , I will not accept any money until my job is completed " !! Never expected that words out of a RE agent...finally i purchased one plot in JP Nagar 8th phase and I paid him 1.25 percentage with some tips also added ....he had been there with me throughout the hassles of purchase like Encumberance certs/Negotiations with the sellers /final registration etc...

only down side is , he hardly knows any other language than Kannada...he stays in Konangunte ...i was talking to him with whatever words i know in Kannada..by the end of this 7th month, I started speaking fluent Kannada !!
